existing apartment splitting into two apartments of 180 square meters divided as follows:
APARTMENT 1-1 living room with kitchen (welcome not mandatory with kitchen option can be divided if necessary) - 3 bedrooms - 2 bathrooms (wanting both with shower)
APARTMENT 2 - 1 living room with kitchen (welcome not mandatory with kitchen option can be divided if necessary) - 2 bedrooms - 2 bathrooms (wanting both with shower)
PROPOSAL:
The apartment has been divided on the central axis, so as to optimize the spaces and services facilities. You have obtained two apartments:
App. A 106.49 square meters overlooking Via Trionfale consists of living room / kitchen three bedrooms, two doubles and a single two bathrooms one with bath and window, the other with shower. The large master bedroom with an adjoining closet or wardrobe can also be used as professional office given its proximity to the entrance and the large size.
App.B of 77.46 square meters overlooking the back consists of living room / kitchen, two bedrooms, one double and a single two bathrooms with shower.
You have chosen to create a "light well" where horizontal pass coupled pipes of two apartments for the stretch together and raise the floor of B as particular to bring together the discharge of the bathrooms and the kitchen in the descendant of the former kitchen . (The discharge of the apartment WC2 B can flow in the descending former kitchen as seen in plan so as to totally separate the two flats, but it would be more appropriate to use the discharge nearest even if other apartment for obvious reasons of distance).
It was also chosen to incorporate the porch space by removing existing bath fixtures and kitchen and demolishing a veil over the same to try to make the most of the light for the new living. The parapet under the old bathroom window is incorporated into the kitchen counter but can be removed as the size of the corner stone of the porch and kitchen they could be reduced after appropriate verification on site.

APPARTAMENTO 1 - 1 salone con cucina (gradita non obbligatoria opzione con cucina da poter dividere all'occorrenza) - 3 camere da letto - 2 bagni (volendo entrambi con doccia)
APPARTAMENTO 2 - 1 salone con cucina (gradita non obbligatoria opzione con cucina da poter dividere all'occorrenza) - 2 camere da letto - 2 bagni (volendo entrambi con doccia)
PROPOSTA:
L'appartamento è stato diviso sull'asse mediano, in modo da ottimizzare gli spazi e le strutture dei servizi. Si sono ricavati due appartamenti :
App. A di 106,49 mq affacciato su via Trionfale composto di salone/cucina tre camere di cui due matrimoniali ed una singola due bagni uno con vasca e finestra, l'altro con doccia. La grande camera matrimoniale con annesso ripostiglio o guardaroba può essere utilizzata anche come studio professionale data la vicinanza con l'ingresso e le dimensioni ampie.
App.B di 77,46 mq affacciato sul retro composto di salone/cucina due camere, una martimoniale ed una singola due bagni con doccia.
Si è scelto di creare un "cavedio" orizzontale dove far passare accoppiate le tubature dei due appartamenti per il tratto in comune e rialzare il pavimento dell'appartamento B come da particolare per far confluire lo scarico dei bagni e della cucina nel discendente dell ex cucina. (Lo scarico del WC2 dell'appartamento B può confluire nel discendente dell'ex cucina come si vede in pianta in modo da separare totalmente i due appartamenti, ma sarebbe più opportuno utilizzare lo scarico più vicino anche se dell'altro appartamento per evidenti ragioni di distanza).
Si è inoltre scelto di inglobare lo spazio della veranda eliminando gli infissi esistenti di bagno e cucina e demolendo la veletta sopra gli stessi per cercare di sfruttare al massimo la luce per il nuovo living. Il parapetto sotto la finestra del vecchio bagno è inglobato nel bancone della cucina ma può essere rimosso come potrebbero esser ridotte le dimensioni dellla muratura d'angolo tra veranda e cucina dopo un'opportuna verifica in loco.
