Dear Client,

I have 3 options for you to consider.
KEY IDEA:
1. maximize usage of sea view (in the front room), and maximize usage of windows to courtyard for every rooms in the back.
2. maximize usage of space
3. Flexible layout in the living for each requirement of function.

Option 1:
The idea of this option is maximize usage of each square meter of the house and maximize the view.
The living room have sea view, every rooms at the back (kitchen, master bedroom, and rented room) all have windows to courtyard.
The partition in living room is removed to have one big common area, a transforming table where you can use as working desk or transform to a 6 seats dining table.
For the back part: we have foyer with shoe and coat cabinet at entrance. A hidden kitchen which we can totally close, and a small table for breakfast dining. In this area we have a powder and small laundry area.
The master bedroom with walk-in closet and toilet, it has study area (or seating sofa) inside the bedroom. A rented bedroom with its own entrance.
This option has maximize the usage of space, so we have spacious master bedroom and rented room. But the front apartment is disconnected with rented room at the back.
Option 2:
The difference of this option compare to option is it has a corridor to connect the rented room with front area.
The advantage is when you don't rent the last room, we have an apartment with 2 bedrooms.
But the disadvantage is that we lost a so much area for the corridor, it makes the bedrooms smaller.
Option 3:
Option 3 is maximize space usage from option 2.
This option is suited if you want to use both bedrooms, then the last bedroom is master bedroom (it has both walk-in closet and ensuite bathroom). You still can rent last room, then during the rental time, the bedroom left for you is the middle one and it is not that ideal for the master bedroom.

TO CONSIDER BETWEEN THESE 3 OPTIONS:
-If you don't need a second bedroom in any time near future, and the rented room is a long term rental, option 1 is perfect choice because of space usage in every rooms.
-If you need a second bedroom, the rental is temporary, then option 3 is a choice.
-If you need a second bedroom, and a bedroom for you is still a bit comfortable, then can chose option 2. Both bedrooms all have ensuite bathroom.

p/s. After considering, I don't see any issues of the middle column between the living and the foyer. We can keep this column and create nice double entries to living from foyer. Anyway, it keeps stability for apartment.
