Il progetto accoglie le richieste funzionali indicate ottimizzando spazi, altezze, circolazione d'aria e luce mettendo in connessione il nucleo storico e il nuovo ampliamento.
Sono stati previsti interventi puntuali sulla parte esistente, mentre si prevede di demolire le annessione del lato sud e sostituirle con un ampliamento di 3 livelli in legno (ballon frame) fino a 9 m.
Sono state ricavate 4 unità con 3 camere da letto ciascuna e con un ampio terrazzo. Le camere hanno una disposizione tale che demolendo una tramezza in cartongesso è possibile ampliare la zona giorno o abbinarle per ottenere spazi più grandi.
A piano terra troviamo l'appartamento A che si estende dalla zona strada al giardino. Al piano primo l'appartamento B articola la zona giorno su due ambienti comunicanti e collegati da 5 scalini. Al piano secondo l'appartamento C sviluppa la zona giorno in continuità con la terrazza mentre le camere singole sono collocate sul mezzanino. Nel sottotetto l'appartamento D è pensato come un loft per una giovane coppia, quindi con continuità totale tra zona giorno e camera da letto che è possibile eventualmente immaginare anche soppalcata.
I 4 appartamenti sono collegati dalle scale esistenti che sviluppandosi per tutta l'altezza fungono da distributivo verticale comune.
Le 4 unità sono state pensate per essere abbinate. A+B possono essere connesse proseguendo la scala che dal basement sale al piano terra e può su se stessa proseguire attraverso un foro scala sul solaio del primo piano. C+D possono essere connesse semplicemente interrompendo la scala condominiale al secondo piano che proseguendo fungerà da scala interna al nuovo appartamento. E' evidente che questi appartamenti allargati potranno accorpare le camere piccole agli ambienti living adiacenti rimuovendo la tramezza in cartongesso e ottenere spazi più ampi.
La facciata a sud è vetrata e permette alla luce di penetrare fino alla zona living centrale dove è stato ad ogni piano mantenuto il caminetto. La struttura della facciata in legno è lasciata a vista internamente e protetta esternamente da un carter in alluminio verniciato tinta piombo. Tra le lame della struttura tende a rullo verticali esterne proteggono dal surriscaldamento.
Si è inoltre pensato alla posizione delle camere in modo da garantire una ventilazione continua tra la facciata sud e quella nord semplicemente aprendo la porta.
La parte nuova realizzata con triplo vetro e pannelli di legno con telaio coibentato (ballon frame) garantisce un ottima prestazione energetica, mentre per le pareti esterne tutelate vanno protette dal lato interno con nuovi isolanti sottili termoriflettenti (si veda la ditta Vanoncini) che in pochi centimetri riescono ad avere prestazioni simili coibentazioni in EPS di grosso spessore.
Le finiture proposte vogliono mettere in relazione vecchio e nuovo. Sulla parte esistente si cercherà di recuperare e valorizzare il pavimento, modanature, cornici e i caminetti con colori chiari e sulla parte nuova in analogia si userà parquet chiaro e pittura bianca per portare all'interno la luce. L'arredamento per contrasto potrebbe avere toni più scuri o colorati per rendere più ricercato l'ambiente.
Nel basement oltre agli spazi comuni e tecnico impiantistici si propone la SPA esclusiva all'appartamento A accessibile direttamente dalla suite. E' stata posizionata a questo livello per garantire lo spazio utile a connettere in qualsiasi momento gli appartamenti A+B.

On the second floor the apartment C develops living in continuity with the terrace, while single rooms are located on the mezzanine. The attic apartment D is designed as a loft for a young couple, then with continuity between the living area and bedroom, you can possibly imagine it also as a loft.
The 4 apartments are connected by existing stairs that developing throughout the height serve as common vertical distribution.
The four units are designed to be combined. A + B can be connected to continuing the staircase from the basement rooms on the ground floor and can continue on itself through a hole on the ceiling of the first floor staircase. C + D can be connected simply by stopping the communal staircase to the second floor which will serve as a continuing internal staircase to the new apartment. It 'obvious that these apartments will bring together widened the small rooms adjacent living environments by removing the partition plasterboard and get more space.
