Let's start with the most urgent part of the project - the garage. With some minor changes I was able to make it usable even for a BMW X5 which has a turning radius of 6m, bigger than the average car. I have drawn the car maneuvers for better illustration. For this to be achieved a structural column had to be removed from the garage level, and to replace the support I substituted it with a 30x60 concrete beam. You can see this in Sheet 2.0. For such a deep beam to be possible, I had to lower the garage level by 25cm. The concrete beam has to be verified by a structural engineer, but I think this is a good solution. All other columns are unchanged. One parking space has been removed, but I have included lots of rentable storage space for the tenants.

I have also made a small change to the stair case configuration. I have proposed a landing at each 1/2 of the staircase, which lines up nicely with the glass curtain wall at the staircase. The stairs and railings are white powder-coated steel, a very durable and easily maintained solution if taken care of regularly. The railings are clad with a olive-colored powder coated perforated metal sheet. Along the metal stair structure I have proposed recessed lighting channels near the treads. This will ensure excellent visibility of the steps. There are light fixtures on the walls which light the wall, creating a surreal atmosphere at night.

On the ground level I left most things unchanged. Each of the apartments have a private yard, surrounded by a beige powder-coated aluminum batten fence and native shrubs. Both of the yards have a wooden deck and grass areas filled with native grasses.

Onto the interiors of the apartments: I have changed the doors to an outswing or bifold configuration flush with the floor. This will allow for more comfortable use, and also enables to merge the interiors and exterior better. I have changed the kitchen/living/dining, bathroom, and bedroom layouts a little bit just for more comfortable use. I have not changed the wall layouts except for some minor alignments. The floors of the bedrooms are light and de-saturated wood planks, all other interior floor finishes are large tiles of faux white marble. The exterior floor finish of the terraces are light gray stone-imitation square tiles, which will be easier to keep clean outside.

The exterior walls of the building have a white stucco textured finish. I have placed white powder-coated aluminum battens on the exterior face of the balcony at some areas where there are door/windows. This helps create a sense of privacy and will create beautiful shadows and reflections. Please refer to the rendering of the exterior and 3d plans to see this. The ceilings of the terraces are treated wood with recessed lights. I know what you're thinking - "Wood near the sea is not a good choice!" However, thousands of coastline cities across the world regularly use wood as their finish of choice. Also, the treated wood at the ceiling is not subject to rainfall, which will ensure that this is a long-lasting, ecological, and beautiful solution.
