ho letto con attenzione le Vs. richieste, la documentazione allegata e le foto dell’edificio, a parte le piccole incongruenze dimensionali che in fase di progetto definitivo ed esecutivo (che sicuramente ci verrà affidato,-) verranno risolte da un rilievo dello stato di fatto più accurato.
Cercherò in breve di illustrarvi la nostra proposta progettuale….

l’edificio ha tutte le caratteristiche per volume altezza e forma per diventare un vero loft, abbiamo cercato di utilizzare gli spazi a disposizione per ottenere una maggiore vivibilità e confort per chi vi abiterà; sotto la pensilina d’ingresso una scatola a vetro per ottenere una zona a clima controllato “tepidario” dove togliere il soprabito e deporre ombrello e cappello prima di accedere alla zona living…


living: maestosa sala con altezza al colmo di circa sette metri, appena entrati la prima impressione dovrà essere di un ambiente razionale di grande luce, superficie e volume….il lucernario sulla falda OVEST si imporrà con tutta la sua imponenza un caminetto sospeso catturerà lo sguardo… ma solo per un attimo, lo sfondo a vetrate tutta altezza con piante esterne e il muro di confine in vecchi mattoni riflesso nello specchio d’acqua della piscina a sfioro…completerà l’opera, questa area ospiterà la grande cucina e le aree del relax e sarà pavimentata in resina o eco-malta come i corridoi di collegamento segno di demarcazione tra le aree, sulla destra, in alto si affaccerà un solaio aggettante in legno sospeso su una scala a pianta quadra questa zona soppalco ospiterà biliardo palestra e se vi aggrada una sauna, il pavimento del soppalco in quadrotti di parquet industriale,le due pareti da 20cm di separazione tra la zona living e le zone notte saranno rivestite in mattoni di terracotta fatti a mano.


la piscina: abbiamo pensato ad una vasca da 3x8 metri con profondità costante 1,20 sufficiente per il nuoto, a bordo sfioratore tipo finlandese con la griglia di raccolta sul lato interno della casa, sulla scalinata lato camera da letto padronale abbiamo inserito alcune bocchette idromassaggio… la porzione di giardino che prospetta sulla piscina sarà pavimentata in doghe di teak flottante per consentirne l’utilizzo a piedi nudi nella parte sottostante con accesso da una botola passo/uomo abbiamo ricavato un vano tecnico per alloggiare l’impianto di filtrazione (capacità circa 30mc/h) il tipo di disinfezione sarà a postiglioni d’ossigeno per evitare sgradevoli vapori di cloro, si dovrà installare un impianto di deumidificazione con immissione a pavimento lato vetrata ed espulsione a tetto, (lucernario), l’interno piscina rivestito in lastre di marmo verde Aver..

zona letto padronale isolata dal tutte resto della casa, vi si accede attraverso una grande porta in vetro acidaro e attraverso un ampio corridoio che fiancheggia la stireria e la lavanderia e permette l’accesso diretto dal garage, la grande camera da letto ha un ampio spogliatoio, la percezione del verde esterno e dei riflessi di luce della piscina alla quale si può accedere direttamente per quattro bracciate o per un idromassaggio…il bagno in camera ospita un grande piatto doccia che come una scatola di cristallo s’immergerà sul giardino esterno, davanti alla vetrata un piccolo angolo lettura con il fuoco di una stufa a legna. (area pavimentata in quadretti di parquet industriale).

Area Ospiti: pensata come il sistema alberghiero indipendenti termicamente, 2 bagni uno potrà essere utilizzato dalla zona living ma a porta chiusa consentirà libertà di movimento e la privacy necessaria, due camere con grandi vetrate scorrevoli sul patio coperto esterno, pavimentato in doghe di teak sul giardinetto privato e area camere pavimentata in quadretti di parquet industriale. (se richiesto si possono collocare due scale a chiocciola per accedere direttamente dalle camere alla palestra sul soppalco) oltre agli armadi previsti in ogni stanza, abbiamo pensato ad un grande armadio spogliatoio con accesso da due varchi che separa i due grandi bagni.




Tetto e Lucernario: il tetto dell’edificio sarà ricostruito con sistema a capriata, possibilmente con capriate in acciaio di recupero (si trovano facilmente in commercio da aziende che demoliscono capannoni industriali) saranno tinteggiate in grigio antracite e sormontate da un tavolato in legno grezzo trattato a cera tranne la parte destinata a lucernario (falda ovest living piscina). Le capriate rimarranno a vista in tutto l’edificio e poggeranno sul muro (trave) perimetrale est mentre sul lato ovest sulla trave di corona poggiante su una serie di colonne distaccate dal prospetto sud per consentire la realizzazione di un sistema di vetrate a nastro con soluzione di continuità su tutto il prospetto rivolto al giardino, il muro esistente in mattoni farà da sfondo a tutti gli ambienti della casa.
il lucernario con sistema di apertura a scorrimento su binari sarà realizzato con struttura portante in alluminio color antracite vetri camera con lastre tipo Visarm 12/camera 12 vetro selettivo basso emissivo per garantire l’isolamento, la scelta di rivolgere il lucernario ad OVEST è stato il giusto compromesso per ottenere i maggiori benefici energetici/funzionali/microclimatici, il lucernario avrà funzione di serra solare per recuperare energia termica durante le ore pomeridiane, con il sistema di scorrimento consentirà di “aprire” l’area piscina evitando l’aumento del livello di umidità effetto dell’evaporazione, terzo e non ultimo la falda rivolta ad EST permetterà l’installazione di un sistema fotovoltaico e solare termico grazie ad una superficie di circa 238 mq sufficienti per alimentare la linea a bassa tensione (prevediamo impianti separati tra linea 240V e linea 12/24Vcc che attraverso il sistema di accumulo, grazie all’aggiunta di un sistema IBRIDO con commutatore automatico e mini eolica permetterà di avere energia anche durante la notte immediatamente fruibile. Il sistema garantirà anche l’efficienza termica e per tutto il sistema di fabbisogno energetico vedi impianti***


Il garage: sarà pavimentato con resina per alto transito grigio scuro e la parete di confine a sud sarà rivestita in mattoni di terracotta fatti a mano., la vetrata sullo sfondo si affaccia sul patio coperto (stenditoio)e sulla porzione di giardino ottenendo un ambiente illuminato naturalmente, la copertura a tutta altezza con capriate metalliche.


le tre zone living/ospiti/padronale sono state concepite per esseree totalmente indipendenti termicamente, sicurezza e acustica le pareti divisorie sono con spessori da 20 cm.




***impianti

impianto termico: pompa di calore: impianto di climatizzazione invernale a pompa di calore idronica. Si tratta di un sistema in pompa di calore, di ultima generazione, che controlla il benessere climatico delle persone negli ambienti in riscaldamento. l’impianto è caratterizzato da una estrema flessibilità; può essere in più zone termicamente indipendenti con esigenze di funzionamento e di gestione completamente diverse, sempre mantenendo un’alta efficienza energetica. il sistema è formato da una unità esterna e una rete di tubazioni idonee per il trasporto del fluido termovettore fino al collettore di distribuzione.
l’unità esterna sarà dotata di inverter. questo consente una costante regolazione uniforme e precisa della potenza richiesta in un campo di regolazione compreso tra il 50% e 130%, che si traduce in un forte risparmio energetico in tutti gli istanti di funzionamento.

impianto termico: riscaldamento radiante a pavimento impianto di riscaldamento del tipo a pannelli radianti annegati a pavimento, realizzato mediante la posa di tubazioni in pe-xc, ad interasse prefissato, nel reticolato stampato su speciale barriera.

impianto idrico: boiler a pompa di calore, per la produzione di acqua calda sanitaria; combina una pompa di calore aria-acqua ad alta efficienza ed un serbatoio per accumulare l’acqua calda sanitaria in un unico dispositivo, permettendo così di ridurre al minimo gli ingombri. sfruttando la tecnologia della pompa di calore, consente di ridurre i consumi fino al 70% rispetto ai sistemi elettrici elettrici.
il sistema di produzione dell’acqua calda sanitaria utilizza un ciclo termodinamico per riscaldare l'acqua contenuta nel bollitore attraverso l'aria aspirata dal gruppo termico invertendo il flusso naturale del calore. Collegata al sistema solare termico.

impianto di areazione: ventilazione meccanica controllata impianto di ventilazione meccanica controllata. L’aria nuova immessa è filtrata e pretrattata naturalmente da uno scambiatore di calore che recupera l’energia termica dell’aria estratta. lo scambiatore di calore e’ il cuore della ventilazione meccanica controllata dove i due flussi d’aria, di mandata e di estrazione, si scambiano l’energia termica.
