The proposed concept is made in accordance with your requirements. The space has been treated to meet new needs (large living area with kitchen and dining area, master bedroom with bathroom, laundry, guest bedroom and bathroom), but in accordance with the possibilities and found elements that do not need to be changed (positioning of sewer pipes/drainage, windows on the facade, etc.). The rooms are grouped to meet the function and natural connections within the apartment. A group of common rooms (kitchen, dining room and living room) are located centrally with a clear and functional connection with a lot of light and a direct connection to the terraces. The master bedroom is on the left side with a direct connection to the laundry room and all the accompanying rooms. The guest room is located so that it has its own privacy and is not intrusive, and the position of the shared bathroom is such that it is next to the guest room and is ultimately like a small hotel accommodation. All small corridors and passages have high elements for storage and a wardrobe. As you requested, from the entrance you can see a modern simple kitchen with an island and a table at the end of the island for breakfast and a quick lunch. In the center are the dining room and the living room with an L-shaped section. Walk in closet gives you more options where you can connect it directly to the bathroom.
There is a clear functional division of the apartment. Always insist on it. Rooms should not be mixed by function. The zone of daily activities is one unit, the zone of master area is another unit, and the zone of guest area is third unit, this is clearly visible through the spatial organization.
