Three Possible Scenarios
Scenario A (Recommended) – Two Autonomous Apartments on the Second Floor
Retention and optimisation of the second floor division into two distinct units, both with separate access from the landing. The attic is recovered and connected internally to one of the two apartments (to be chosen based on verified clear heights), creating a prestigious duplex apartment.

– Unit A (duplex): ~130 sqm second floor + ~60–70 sqm attic = ~195 sqm total, 3 bedrooms, 2 bathrooms
– Unit B (second floor): ~110 sqm, 2 bedrooms + study, 2 bathrooms, separate kitchen
– Advantage: maximises value per unit; the duplex is the premium offering
– Ideal scenario for separate sale of the two units or high-end rental

Scenario B – Two Second-Floor Apartments + Attic as a Third Unit
The two second-floor apartments remain separate and the attic is developed as an independent unit with autonomous access from the staircase. This scenario requires verification of attic clear heights and the feasibility of a self-contained bathroom.
– Unit A (second floor): ~135 sqm, 3 bedrooms, 2 bathrooms
– Unit B (second floor): ~110 sqm, 2 bedrooms + study, 2 bathrooms
– Unit C (attic): ~70–80 sqm gross, charming studio or one-bedroom apartment
– Advantage: three income streams; attic can also be rented on a short-term basis
– Risk: higher costs for a third autonomous system; heights must be verified

Scenario C – Single Grand Residence (Second Floor + Attic)
Full renovation of both units and the attic as a single large residence (~350+ sqm), intended for a single high-end buyer or use as a prestigious headquarters. Less likely but worth evaluating if the regional market supports it.
– Pro: maximum unitary value, coherent single intervention
- Con: more restricted market, longer sale timelines, higher investment
