Dear Client
The most challenging part of the contest was distributing the spaces in such a way, so all the kids bedrooms remain in similar sizes whilst fitting in the new master bedroom.
We believe we found an excellent new configuration of rooms.
The first thing to do is knock down the "Rip." areas on the plan, because they stand on very important parts in the apartment. The "Rip." in the middle of the apartment should become part of a new hallway, just a couple meters to the left of the one you currently have in use, and leaves space for expanding the "Guardaroba" and part of the Kitchen, if you choose to expand both rooms, you will get about 2 additional sqm in both, but if you don't expand them, as there is no need for a larger office, you can have a small storage in that part, and a wider hallway.
The office is placed on the place of the "Guardaroba" and therefore has a window, which the former wardrobe didn't need. The office is large enough to place your table in the corner by the window, to place a few shelves and even a sofa and small table, if you think you will have guests, or want to use the room for other purposes when not working, if you don't need a sofa, you can place more shelves or a wardrobe.
The Third bathroom is right next to the laundry room, which you can access from the door you already have.
The bathroom is equipped with a shower, as you wished.
The place called "Pranzo" on the plan is of decent size, but by pushing the wall it shares with one of the kids rooms to the point where it continues on the existing wall, will eliminate the loss of space from having an "L" kink in the wall system, and will provide a few crucial sqm for the new master bedroom. The master is placed here, as it has access to the terrace, and is isolated from the children's bedrooms, so you won't wake your kids when you wake up early for work, and is nearest to the kitchen and living room. The curved wall can be replaced with a more useful diagonal straight wall (as in the plan) so it can hold pictures, paintings and bookshelves, but i can also remain curved, as it gains no space, and the curve breaks the linear monotony of usual walls. If you choose to keep it curved, you can paint a mural on it, to add some dynamics and color into the hallway
The kitchen was quite large, and we propose you take its upper part (since it shares drainage pipes) and turn it into the third bathroom, which you should furnish to match the other two.
The new kitchen is in the lower part of the former kitchen, and has the sink on the wall between itself and the new bathroom, and on the opposite side are all the appliances : stove, cooktop, fridge etc...
The new dining room is located in the top of the living area and on the second "Rip." here you have a large dining table (possibly foldable) which can host 8 persons.
Below the dining room is the living area, where your Mahjong sofa and TV will be, we propose you surround the pillar between the living and dining areas with book or display shelves.
For the fireplace you can take of the ornamental plaster, and leave it in a more linear fashion, build in a smaller modern fireplace, made of steel, glass and concrete (like the ones you can find on many sites on the internet) or completely fill it up (if you don't need it).
Your new configuration requires a very small number of walls to be broken (if they are deployable walls, they can just be moved) because we mostly just moved them a few meters, the only ones we completely knocked down are the "Rip." walls. New pipe installations are unnecessary, which will save you a lot of time and money.
We believe you can use a lot of your current pieces, and, better than us for sure, find new ones that match your style and current furniture, we will still provide you with a few picked catalogs of furniture, so you can better see the style and price of some pieces.
Thank you
