Responding to the request for an architectural project to divide an apartment of 180 square meters into two apartments with independent entrances and similar dimensions, we have taken into account the requirements of the clients to present our proposal. Below we detail the design criteria:

We designed two apartments called "Ninja 1" located to the north with a total area of ​​79sqm and "Ninja 2" located to the south with a total area of ​​73sqm. Each of the apartments has similar spaces such as a master bedroom with private bath, bathtub and walking closet with an area of ​​14 and 15 square meters respectively, a secondary room with space for a double bed, closet and an adjoining bathroom which also has access from outside in order to serve guests.

In the social area, both have integrated kitchen to the living room, with a laundry room and dining room in front of the kitchen. In order to provide an area that can function as a studio including a desk and a library for each one, we have taken advantage of the dimensions of both apartments. In the "Ninja 1" apartment, access to the small terrace is through the living room and is shared with the secondary room and access to the main terrace is obtained from the main room. While in the "Ninja 2" apartment, access to the main terrace is made directly through the living room.

We decided to leave the bathrooms in their current location to conserve the existing pipes and drains, and avoid an extra expense by incorporating a step to generate the necessary slope for new installations. Bearing in mind that one of the conditions was not to modify the façade or the existing windows; it was taken into consideration and also as a priority to design the necessary rooms, bathrooms and living rooms, in full compliance with adequate ventilation for their use, for this reason there is no third room in any of the apartments.

The areas have the necessary dimensions for their entire comfort and enjoyment but they can be modified if the client so wishes.
