After a lot of analyzing and searching for the best layout I concluded that 3 bedroom apartment is the most functional option for this case. Instead of 4 bedrooms there are 2 single bedrooms and one double bedroom (for a couple or 2 friends with separate beds) which has a private bathroom. The second bathroom at the entrance of the apartment serves the other two bedrooms.
The main transformation is changing the location of the kitchen in order to have the access to the external courtyard from the common area of the apartment but also to create a better flow around the apartment and let the space breath. As the apartment is going to be used by students it is important to have a spacious shared areas so they can normally function within them - sitting spaces around the TV, dinning area and a kitchen. The entrance hallway has space for storing coats, shoes, etc.
Functionality is at the heart of my approach, as is ensuring that this apartment is truly adaptable to the needs and tastes of its inhabitants. I hope that this proposal gave you the answers you search for and good luck with the renovation. It was a pleasure working on this project.
