Here is my proposed architectural re-planning of your house. Kitchen with 6 dining places, spacious living room with TV zone and fireplace, bathroom and small separated boiler room are located on the first floor. Two bedrooms, big bathroom and additional storage space (wardrobe) of the hall are placed on the second floor. I used the height of the second floor to create the third bedroom above the hall and bathroom of the second floor.
