Given your needs of a 2-bedroom, 2-bathroom, study, walk in closet all zoned properly, i came up with the following plan though crosschecked by you but with some changes.
1. As requested, a double volume living area, having a dining island and kitchen fitting same concept and taste
2. The design features a mezzanine floor which has the entry from the living area.
3. The sleeping area accessed from the living area through an open space laundry room.
4. A Linking patio that opens up to the garden area, which is open to the top.
5. A paved garage serving a car and also a bicycle park created next to the garden.
7. I created renderings of the main spaces to give a clue of the design style and flow
8. You can find necessary sections to give a detail to the space flow and its overall picture.
9. I know its a place you contemplate on getting so my estimate comes in handy to give you a sense of the overall cost of demolition and construction works. Upon acquiring the structure if needed i can be of aid in making changes with you in hand where necessary.

Date le tue esigenze di 2 camere da letto, 2 bagni, studio e cabina armadio, tutto suddiviso in zone correttamente, ho ideato il seguente piano, anche se controllato da te ma con alcune modifiche.
1. Come richiesto, una zona giorno a doppio volume, con isola pranzo e cucina che si adatta allo stesso concetto e gusto
2. Il progetto prevede un piano soppalcato con ingresso dalla zona giorno.
3. La zona notte a cui si accede dalla zona giorno attraverso un locale lavanderia open space.
4. Un patio di collegamento che si apre sull'area del giardino, che è aperto verso l'alto.
5. Un garage pavimentato a servizio di un'auto ed anche un parcheggio per biciclette realizzato accanto al giardino.
7. Ho creato rendering degli spazi principali per dare un'idea dello stile e del flusso del design
8. Puoi trovare le sezioni necessarie per fornire un dettaglio al flusso dello spazio e al suo quadro generale.
