First of all I have to say that your apartment was very inspiring for me so I made three variants of layout. I want to present the potential of your space that offers many possibilities for usage. All variants include all the rooms and furniture that you required in this contest.
Open area - living room, dinning room and kitchen are on the north.
First bathroom has the laundry area and shower and the second one is with bathtub except in variant 1 ( it has both, shower and bathtub).
In the gym, the dimensions of the exercise equipment were taken into account, and enough space was planned for everyone.
In the office are working desk and TV area with double sofa. Master bedroom has walk in closet, the guest room also has the walk in closet. On the entrance I put wardrobe for shoes designed with mirror.
I will now turn to each variant separately because I believe that each has a good solution to offer:
VARIANT 1 - Living\Dinning\Kitchen area make open space but clearly separated in some way. In this case the living room (cinema) is the main and first room to enter. You will notice that all the beams are visible and used. The cinema screen is mobile and hidden behind the beam. TV is also an the same wall.
Master bedroom is with walk in closet and positioned on the north. Also has entry to the balcony.
VARIANT 2 - In this case living\dining and kitchen area is more open space with minimal dividing elements. Bio fireplace has also used for tv stand (you can see on render image) and the cinema screen is on the other wall so it could be fixed or mobile and hidden behind the falce ceiling.
VARIANT 3 - Refers to the master bedroom. It placed on the south and in this case is next to the master bathroom with direct access to it.
In the middle of the living room is a modular sofa that has two sides, one facing the TV and the other facing the cinema. Kitchen is separated from the rest of space (dinning\living) with sliding glass panels.
I hope I succeeded to show you the potential of your space and it is up to you to choose the option that suits you the best and that you like the most. :)
Interior design includes Ikea furniture in neutral colors: gray, white, dove blue. The space is warmed with beige floor and some wooden ellements. Also the bio fireplace that makes whole space cozy and calm.
