Realizzazione ex novo di 4 bilocali sotto una tettoia esistente ed una parte di fabbricato inoccupato. Ogni bilocale dovrà contenere un soggiorno living con cucina con divano letto1-2 posti, un bagno, una camera da letto matrimoniale. Ogni alloggio potrà ospitare possibilmente fino a 4 persone. Come messo in pianta nei muri esistenti perimetrali ad L non si possono aprire finestre in quanto danno su proprietà privata, si possono aprire solo luci o lucernari sulla tettoia. Le uniche finestre che si possono fare sono sul lato cortile.
L’ingresso degli alloggi deve essere dal lato del cortile che si vede in foto, perchè si trovano al primo piano e possono avere l’accesso alla strada pubblica passando dalla vetrata nell’interno cortile che fa accedere alla tromba delle scale della palazzina principale.

Si precisa che nel dwg allegato è presente, per la stessa area interessata per il contest, un vecchio progetto per la realizzazione di uffici. Ma adesso ho cambiato idea, voglio utilizzare lo spazio indicato per creare degli alloggi da affittare. Il dwg è stato allegato per vostra comodità, ma vi dovete basare solo sulla prima immagine in alto in cui si rappresenta il mio ufficio attuale, che rimane invariato, e l’area della tettoia e una parte di fabbricato adiacente inoccupato dove fare gli alloggi, la stessa area delimitata in blu in una foto caricata.
Il mio interesse in questo contest e che dei professionisti mi diano delle idee su come dividere in quattro alloggi l’area indicata, visto gli spazi che ho ed il vincolo delle finestre solo sul lato cortile.
Probabilmente sarebbe opportuno, all’interno dell’area indicata, lasciare uno spazio per un locale tecnico per l’impianto centralizzato di riscaldamento/condizionamento. Questo può essere necessario in base all’impiantistica che vorrò utilizzare, se faccio una caldaia per ogni alloggio con condizionamento singolo per ognuno, questo spazio non è necessario. In caso opti per un impianto centralizzato per tutti gli alloggi allora forse è indispensabile un locale tecnico.

My interest in this contest and that of the professionals give me ideas on how to divide into four rooms the area indicated, given the spaces I have and the constraint of the windows only on the courtyard side.
It would probably be appropriate, within the area indicated, to leave a space for a technical room for the central heating / air conditioning system. This may be necessary on the basis of the systems that I will use, if I make a boiler for each accommodation with individual conditioning for each one, this space is not necessary. If you opt for a centralized system for all the lodgings, then perhaps a technical room is indispensable.
