Dear client
The Project utilized original elements from the house, inserting new moderns ones. This is something common in contemporary renovation. In that way you keep the building identity with your neighborhood at the same time that shows the period that it was renovated.
From the original elements, I kept the windows. They are from the same model as the neighbors buildings’ windows. I only changed the position of the kitchen’s window. I also kept most of the structural walls. However, the project opens some part of them. Those openings can be connected by beams that can support the slab weight. I suggest that in your structural project you use steel beams. That will emphasize the mix of new materials with original ones.
As new elements we have the glass coverage around the front terrace and around the new porch. By closing the front terrace, it was included in the indoor area.
In the interior project, first it was designed a flow chart including all the rooms that were required by the client. That chart intends to study the common uses and necessary connections so that we design a more functional house. The design keeps the living areas open and connect, as the client desire. The porch enlarges the living area and connects the exterior with the interior by using big sliding doors made by glass that can be completed open. The ceiling of the porch is part made by concrete and part by glass. The concrete was necessary for the above terrace and enlargement of the bathroom. The glass allows more light enter in the living room.
In the first floor I added some dormers on the ceiling so that we could use better some rooms increasing its height. The total volume allowed by the “Piano Casa” law was respected. The garage slab was also used as a terrace, as the client desire.
I hope it meets all your spectation. It was a pleasure to design for you!
Warm regards!
