Hi there, this is a small detached villa with a basement/laundry, ground floor, second floor and a small garden. I’d like to renovate it exploiting the so-called “Piano Casa”, that is an Italian law that allows is to increase the house surface by 20%. The house should be fit for a family of 4/5 people.
The roof is to be renovated, and the attic is to be removed. Therefore, there is the possibility to decrease the height of the ground floor to install a floor heating.
I’d like the ground floor to be as open as possible. There should be an open space with dining room-kitchen, living with the enlargement that merge with the outdoor space, maybe with a veranda/closed porch. The I need a studio/guest room, a bathroom, a stairwell with access to the garage.
First floor, which is an attic with exposed beams: I need three bedrooms (a master bedroom and two single bedrooms) and two bathrooms (a bigger one with bathtub and shower and a smaller one). Then there will be a terrace just above the garage roof and a terrace above the porch. I’d like to exploit the surfaces with low height as much as possible with closets and storage furniture. There is the possibility to install velux windows in the bedrooms.
The house was built before 1967, the bearing walls are the one with bigger thickness, as you can see in the dwg file.
My budget for the renovation is 150.000€.
I have three pieces of furniture that I’d like to reuse:
– Kitchen “Scavolini Tetris”
– Bookcase matt, color: lavender
– Chais longue, color: lavender

Villino piano rialzato indipendente con garage e lavanderia e piccolo giardino, da ristrutturare con Piano casa (+20% del volume dello stato di fatto attuale) per famiglia di 4/5 persone. Tetto da rifare, attuale solaio da demolire, possibilità di abbassare la quota del piano rialzato per riscaldamento a pavimento.
Piano terra (più possibile open space): con sala pranzo-cucina, salotto con ampliamento verso l’esterno (veranda abitabile), camera ospiti/studio, bagno, scale e porta accesso garage.
Piano superiore (sottotetto con travi a vista): tre camere da letto (1 matrimoniale e due singole) e due bagni (uno grande con vasca e doccia + uno piccolo) un terrazzino sopra soffitto garage, un terrazzino sopra veranda abitabile. Massimo sfruttamento delle zone ad altezza ridotta per armadi/cabine armadi, ripostigli. Possibilità di finestre Velux nelle camere da letto.
Costruzione antecedente al 1967 del tipo a muri portanti individuabili sul disegno dal maggiore spessore.
Budget preliminare di ristrutturazione max € 150.000.
Cucina Scavolini tetris già in mio possesso da riutilizzare. Libreria color lavanda matt e chaise longue ugual colore da riutilizzare. Ho caricato le foto di questi tre mobili nella sezione “foto dello stato attuale”.
