Il progetto è stato sviluppato sulla base delle vostre indicazioni ma sono molti gli aspetti che mi piacerebbe poter approfondire con voi, la vostra casa con lastrico solare è molto interessante.
L’attuale disposizione della casa non permette una fruizione fluida, l’intervento mira all’ottimizzazione degli spazi, zona giorno e notte vengono invertite facendo apparire la casa più grande e luminosa. Le due stanze con il parquet a spina di pesce, da lamare e trattare, sono state mantenute ed unite tra loro, una parete con due passaggi laterali fa da quinta tra cucina e soggiorno. La cucina in questo modo non è più un elemento nascosto della casa ma diventa protagonista dello spazio giorno pur mantenendo una certa riservatezza rispetto all’ingresso, entrando non si vede ma diventa parte integrante della zona divano e tv. Il pavimento del resto dell’abitazione viene proposto in legno a doghe ad eccezione del bagno che per maggiore praticità si potrebbe realizzare in grès porcellanato effetto cementine. La camera da letto viene spostata nella zona più riservata e diventa più grande della precedente, trova spazio un comodo armadio quattro stagioni. Il bagno e il ripostiglio restano nella posizione attuale ma vengono ricalibrati gli spazi: nel bagno viene collocata una grande doccia mentre nel ripostiglio viene ricavata una nicchia per lavatrice e asciugatrice sovrapposte. E’ possibile, se si preferisce, girare la stessa nicchia verso il bagno.
Per non eccedere con i costi le demolizioni sono state contenute, si possono eventualmente valutare soluzioni ancora più aperte per un vero e proprio open space nella zona giorno.
Il controsoffitto viene suggerito anche se non è strettamente necessario, vi si potrebbe canalizzare il condizionamento ed introdurre isolanti termo acustici (lana di roccia).
Nel bagno e nell’ingresso si suggeriscono faretti ad incasso mentre nelle stanze principali si potrebbero utilizzare corpi illuminanti sospesi che arredano ed integrare con led strip. Per quanto riguarda l’isolamento acustico si suggerisce la sostituzione dei serramenti esterni con una posa eseguita a regola d’arte, a meno di problematiche particolari questo intervento abbatte il rumore della città. Problemi di rumore interni provenienti da altri alloggi del condominio si possono affrontare con interventi specifici sulle pareti e i pavimenti di confine.
Il colore delle pareti è un grigio chiarissimo dalla tonalità calda che contrasta con il bianco puro dei soffitti, delle finestre, delle porte e dello zoccolo regalando alla casa un sapore nordico ed accogliente valorizzato dal parquet e reso eclettico dall’uso del bianco/nero/grigio degli arredi, tappeti, stampe e cementine. Con questa base neutra gli oggetti colorati, che possono variante nel corso del tempo, risaltano particolarmente.
I balconi assumono valenza di spazi esterni da vivere ma il valore aggiunto di questo appartamento all’ultimo piano è certamente la possibilità di sfruttare il lastrico solare per attrezzare un giardino pensile. Non conoscendo esattamente la zona di intervento e le relative normative è stato ipotizzato l’accesso dalle scale condominiali ma si potrebbe valutare l’accesso tramite una scala a chiocciola da posizionare sul balcone più profondo oppure tramite una scala retrattile direttamente dall’ingresso dell’appartamento. La superficie del terrazzo si potrebbe suddividere in due zone: un’ampia zona solarium e una zona ombreggiata dove poter posizionare un tavolo da pranzo. Il pavimento viene suggerito in doghe di legno o composti ecologici con posa galleggiante. Il perimetro del terrazzo viene delimitato con dogato verniciato e fioriere basse in corten dove si possono inserire luci led.

The project was developed on the basis of your indications but there are many aspects that I would like to be able to investigate with you, your house with a flat roof is very interesting.
The current layout of the house does not allow a fluid use, the intervention aims to optimize the spaces, the living and sleeping areas are reversed making the house appear larger and brighter. The two rooms with herringbone parquet, to be glazed and treated, have been maintained and joined together, a wall with two lateral passages acts as a backdrop between the kitchen and the living room. The kitchen in this way is no longer a hidden element of the house but becomes the protagonist of the living space while maintaining a certain confidentiality with respect to the entrance, entering you do not see it but it becomes an integral part of the sofa and TV area. The floor of the rest of the house is proposed in slatted wood with the exception of the bathroom which, for greater practicality, could be made of cement-effect porcelain stoneware. The bedroom is moved to the more reserved area and becomes larger than the previous one, with a comfortable four seasons wardrobe. The bathroom and the closet remain in the current position but the spaces are recalibrated: a large shower is placed in the bathroom while a niche for the stacked washer and dryer is created in the closet. It is possible, if you prefer, to turn the same niche towards the bathroom.
In order not to exceed the costs, the demolitions have been contained, it is possible to evaluate even more open solutions for a real open space in the living area.
The false ceiling is suggested even if it is not strictly necessary, it could channel the conditioning and introduce thermal acoustic insulation (rock wool).
Recessed spotlights are recommended in the bathroom and in the entrance, while suspended lighting fixtures that decorate and integrate with LED strips could be used in the main rooms. As for the acoustic insulation, it is suggested to replace the external windows with a workmanlike installation, unless special problems this intervention reduces the noise of the city. Internal noise problems from other apartments in the condominium can be addressed with specific interventions on the walls and the border floors.
The color of the walls is a very light gray with a warm tone that contrasts with the pure white of the ceilings, windows, doors and plinth giving the house a Nordic and welcoming flavor enhanced by the parquet and made eclectic by the use of white / black / gray furnishings, rugs, prints and cement tiles. With this neutral base, colored objects, which may vary over time, stand out particularly.
The balconies take on the value of outdoor spaces to be lived in, but the added value of this top floor apartment is certainly the possibility of using the flat roof to equip a roof garden. Not knowing exactly the intervention area and the relative regulations, access from the condominium stairs was assumed but access could be assessed via a spiral staircase to be placed on the deeper balcony or via a retractable staircase directly from the entrance of the apartment . The surface of the terrace could be divided into two areas: a large solarium area and a shaded area where you can place a dining table. The floor is suggested in wooden slats or ecological compounds with floating installation. The perimeter of the terrace is delimited with a painted slat and low corten planters where LED lights can be inserted.
