We should split in two an apartment of 220 square metres. Splitting has to be made as specified in the attachment “divisione” in jpg.
The apartments are addressed to two different families.
RIGHT SIDE
Family of 4 with two children.
In the right side, the largest one, we would like to sort out:
– 1 kitchen
– 1 living room
– 1 junior suite with bathroom and walk-in closet
– 2 bedrooms, one for a 6-months old baby boy and the other for a 3-year-old girl.
– 1 bathroom for children and guests
If you could also make room for a small pc-station in the junior suite, or alternatively, a pop-up corner in the living room it would be excellent.
Right-side key points:
– Shower cabins must be at least 90x90cm wide, in the main bathroom we would like to have to basins.
– The living room has to be the widest possible, since it’s the centerpiece, and we would like to have the dining space somewhat separated from the TV-sofa area.
– It would be desirable to get the sleeping quarters divided from the dayroom.
– Closets and lockers are essential, you never get enough room with two children.
– Kitchen must have a large countertop and all household appliances (including the washer/dryer)
The apartment already has the central heating. We can also take into consideration an underfloor heating. The house is very warm, due to the sun exposure, so we were thinking about a channeled installation whose main engine has to be installed in the narrow part of the balcony, next to the water heater.
A suspending ceiling is to be thus expected, in order to hide the piping.
We would be grateful if you could provide the air conditioning pattern so that the nozzles wouldn’t be bothersome, and we are willing to have the air conditioned in all rooms except bathrooms.
We would also like to have the lighting and colours patterns.
Please be careful with discharges and water location, the kitchen won’t need a gas system since we’d rather have induction plates.
If it’s possible it would be better to make use of the adjacent apartment’s water discharge.
Regarding style we’d love a modern style but not minimal, with led lights thoroughly distributed for energy saving and in order to avoid overheating.
We like white, grey as picture, various pastel shades, no vibrant colours, no red and orange.
In the existing living room there is a wonderful marble ceiling we would like to keep, white with dark green streaks. Home has to be welcoming, practical for children, elegant and comfortable.
All furniture we have will stay in our current house, so feel free to think of every possible furniture if suited to the needs.
Restructuring budget is around 100k, included furniture.
LEFT SIDE
This side is intended to accomodate a couple with a full-time housekeeper.
Necessary features:
-A master bedroom with bathroom
-A small bedroom for the housekeeper
-Minimal bathroom for the housekeeper/guests
-Kitchen has to be the largest possible with a small corner for the housekeeper’s meals
-A living room
-A storeroom (the existing one, to stay unchanged)
The couple would like to keep some of the present furniture, specifically a cupboard in the living room 2,5m long and 40cm wide.
The living room has to be spacious but not american-style, at least a small divider or a partition between the living room and the lobby.
The left apartment will need a channeled air conditioning in the same way.
Taste and existing furniture are classic style.
Budget is lower here, so it would be better to avoid all building works.
In order to have one more window the owners could consider to split one existing window in two.
