The floorplan from the client's builder seemed close to great, however I found a few things that could be changed in order to create a more practical and functional layout of this property.

By removing the large laundry room, the closet room can be used to house a washer/dryer and any cleaning equipment, linens etc. This allows for creating a walk-in wardrobe area for the primary bedroom, and also allowed this bedroom to have 2 beautiful french doors to access the outdoor area.

This change also allowed space to build out a second bathroom, albeit smaller, yet still functional, with plenty of storage spaces for any cosmetics, hygiene products.

The original bathroom stays mostly the same, with space for a large sink unit, and a spacious walk-in shower.

The second bedroom is spacious and will a large closet and desk area.

The most interesting part of this project for me was definitely the living/dining/kitchen area.

Given it's quite large space, I wanted to attempt to create a zoning between the spaces, and opted to place a floating wall, with an electric fire underneath. This helped to separate the living zone with the sofa from the entrance door, making it feel more relaxing and separating it from any energy coming from the main entrance door. Equally, this gave a beautiful space to a dedicated dining area.

Given the use of the closet room as a laundry zone, I added in some wardrobes close to the front door, for extra storage and for easy access and storage of outdoor jackets/shoes. These wardrobes helped bring the kitchen and connect it to the space, whilst also allowing it to have its own area of the room.
