Charming Hotel In Cagliari

The hotel will be created on the 1st, 2nd, and 3rd floor of a small building located in the historical center of Cagliari: the Marina district, the old quarter of fishermen and sailors. The palace has a long history, dating back for centuries, it was probably altered several times. There were many buildings surrounding it, dating back to 1400. It was built on the old Medieval Cagliari and, before that the Roman, Punic, and Phoenician. It was already a hotel and the Embassy of Eritrea.

The neighborhood is the place for nightlife at the port and is busy several months a year through the national and international tourist flows. Throughout the neighborhood, the subject in recent years of deep requalification, you can see the old houses, the port, and climb to the medieval walled city named the “castle.”

The building is located near the promenade deck “Arcades” in Via Roma, built at the end of 1800. They are present in all the shopping streets of Cagliari.
The presence of many activities of administration (cafes, restaurants, bars, pubs, fast food, etc.) requires a clear differentiation in terms of supply (medium-high) and offered together (color, furniture, and lighting).
The intention is to develop a hotel-restaurant that will be a reference point, both for the quality of food, the tourist services, and the logic of the Hotel de Charme.
It would avoid the proposition of the ancient or traditional, much abused in the area; attracting only a few items that can represent the historical tradition, culture, and architecture of the city. An example can be expressed with the Stone Fort, known as limestone Bonaria, with which they built all the monuments in the city (see photo). With it, you could tackle some of the walls.

The hotel, in our desires, would be characterized by the fact that the rooms must be all different, even in the type of furniture and bathroom, in order to represent each beach in Sardinia (photo, with the name of the beach), and in order to bring out colors, emotions, and sensations. The play of light will allow you to enhance the color and the environment. In any case, all the articulation of the project proposal must be based on a modern design not excessive, also the design items may be revisited with liberty. The small lobby is the place of the first asylum, furnished with sofas and some tables, with plenty of lights, and it is heightened with photo prints or the environment. It must accompany the scale, perhaps with transparent or translucent walls, also colored. Bathrooms must provide soft colors and modern furnishings, excluding classical or neoclassical styles mold. The scale coupled to it, but also through adequate coating materials. And it must be able to breathe at the entrance.
The entrance, as it appears in the picture, must be redesigned, also adjusting its door. Bids are ultimative, meaning they can be evaluated proposals that can still make unique rooms.
It would be useful to have also a sign and an external lighting which can emphasize once redecorated the outside, the facade
The budget, according to the elements, will range from medium to high, but not high.
The intent of the project will be to get a small Hotel de Charme, equipped with all comforts, furnished with taste that is not too modern, perhaps with some design element that can give an immediate sense of warmth and relaxation, inserted in the historical context of the city. Positioning, consistent with the attribution of the stars, will be medium-high and is attributable to a target international and national levels. It should be noted that the interior has already been the subject of total renovation in the 90s, including totally emptied and reconstructed frame CA and cladding tile.
Were only the stone walls outside, with the original facades. Must the structure be restored? Or demolished and rebuilt? The internal structure will undergo renovations, with partial demolition and reconstruction, as well as plants presented. The internal measures can also be modified, compared to dwg, if it is useful to increase the number of rooms (8) or get the best use of space. Nothing will be touched on the outside, colors and lights separately. There will be an overall repair of bathrooms, floors and walls, ceilings (H295) systems etc. In this sense, we consider it important to the arrangement of the scale, that certainly cannot be demolished, but it can be revised (materials, coatings, colors) to integrate and give life to the environment, especially at the entrance. Historical ties and urban, the only constraint is the external (color, windows, roof, etc.) and it has to go to the superintendent for any changes. In that sense, it might be suggested a new color and lighting that can enhance the exterior. Inside, bearing in mind the elaborate, you can make changes.
I already renovated a stable and therefore there are no constraints. Obviously, at present, it is not expected to increase the cubic volumes. The elevator is already serving the three floors of the hotel. Will suppress the access of the elevator on the ground floor, which will be a restaurant with its own entrance that differs from the hotel’s. How many rooms will have to be made in the hotel? The number of rooms, as reflected by plants, is 8, plus two under the roof, to devote to the guest. They have a minimum height of 1.80 and are thus not accessible. I wish there were more room, but it is difficult to do so with the layout of the windows. Are the rooms doubles or singles? Are they for families? How many triple rooms will there be? How many quadruples? We must work towards a high-quality standard to create superior doubles of 16 square meters and if possible, small suites 19 square meters and larger. We can also assume that there will be a large sofa bed, maybe obtaining a separate space from the main bedroom, so that you can get the triple if necessary. The small double and small single still remain. The quality of these will need to be increased. The designs of the furniture are only suggestions.
The design of the bathrooms can be seen in our previous projects. In this respect, there are no problems with discharges. If you decide to use a different design for the bathrooms and bedrooms, please note that the space allotted to the toilets cannot be less than 3 square meters. The ideal is to maintain the measures already indicated in our plan. Basically, the approach to the distribution of space is illustrated by our plants but, as the space and design must be harmonious, suggestions are very welcome. The design phase of the furnishings, bathrooms, color, coatings etc is very important.

L’albergo verrà ricavato al 1°-2°-3° piano di una palazzotto ubicato nel centro storico di Cagliari, quartiere Marina, vecchio quartiere dei pescatori e dei marinai. Il palazzotto ha una lunga storia di secoli: più volte rimaneggiato, probabilmente, come molti palazzi intorno, risale al 1400, costruito sulla vecchia Cagliari Medioevale e, prima ancora, romana, punica e fenicia. E’ stato già albergo e sede dell’ambasciata Eritrea.
Il quartiere è luogo della movida notturna presso il porto, ed è trafficato parecchi mesi l’anno dai flussi turistici nazionali ed internazionali. In tutto il quartiere, oggetto negli ultimi anni di profondi interventi di riqualificazione, è possibile osservare le vecchie case che, dal porto, salgono verso la città fortificata medioevale chiamata “Castello”.
Lo stabile è ubicato nei pressi della passeggiata coperta “Portici” di via Roma, costruita sul finire del 1800. Sono presenti nell’area tutte le vie commerciali di Cagliari.
La presenza di numerose attività di somministrazione (caffè, ristoranti, bar, pub, fast food ecc) richiede una precisa differenziazione in termini di offerta (medio alta) e di insieme offerto (colori, arredi, luci).
L’intendimento è quello di sviluppare un albergo-ristorante che possa essere punto di riferimento, sia come qualità della ristorazione, sia come servizi turistici, nella logica dell’Hotel de charme. Tutto l’interno che si osserva nelle foto sarà oggetto di rivisitazione totale, edile, impiantistica, rivestimenti e pavimenti, con parziali demolizioni e ricostruzioni, come da progetto.
Si vorrebbe evitare la proposizione dell’antico o del tradizionale, molto abusato nella zona, richiamando solo alcuni elementi che possono rappresentare la tradizione storica, culturale ed architettonica della città. Un esempio può essere espresso con la pietra Forte, nota come calcare di Bonaria, con la quale si costruivano tutti i monumenti nella città (vedi foto). Con essa, si potrebbero placcare alcune pareti.
La piccola struttura alberghiera, nei nostri desideri, vorrebbe essere caratterizzata dal fatto che le stanze devono essere tutte diverse, anche nella tipologia di arredo e di bagno, al fine di poter rappresentare ciascuna una spiaggia della Sardegna (foto, con il nome della spiaggia), in modo da esaltare colori, emozioni, sensazioni. Il gioco delle luci dovrà permettere di esaltare il colore e l’ambiente. In ogni caso, tutta l’articolazione della proposta progettuale deve essere basata su un moderno non eccessivo, anche attraverso articoli di design, magari rivisitato con un Liberty. La piccola hall deve essere il luogo di prima accoglienza, arredata con divani e alcuni tavoli, con molta luce, magari esaltando con foto o stampe l’ambiente. Essa dovrà accompagnare la scala, magari con pareti traslucide o trasparenti, anche colorate. I bagni devono prevedere colori morbidi e arredi moderni, escludendo stili di stampo classico o neoclassico. La scala ad essa abbinata, anche attraverso adeguati materiali di rivestimento, deve poter dare respiro all’ingresso. L’ingresso, così come appare nella foto, deve essere ridisegnato, anche adeguango il relativo portone.Le richieste non sono ultimative, nel senso che potranno essere valutate proposte che possano comunque rendere uniche le camere.
Sarebbe utile disporre anche di una insegna e di una illuminazione esterna che possa dare risalto, una volta ridecorato l’esterno, alla facciata
Il budget, a seconda degli elementi, potrà spaziare da medio ad elevato, ma non elevatissimo.
L’intento delle soluzioni attese sarà quello di ricavare un piccolo “Hotel de Charme”, dotato di tutti i confort, arredato con gusto non eccessivamente moderno, magari con qualche elemento di design, che possa dare un senso immediato di accoglienza e relax, inserito nel contesto storico della città. Il posizionamento, compatibilmente con l’attribuzione delle “stelle”, dovrà essere medio alto e riferibile sia ad un target internazionale, sia nazionale. Si precisa che l’interno è già stato oggetto di totale ristrutturazione negli anni 90, totalmente svuotato e ricostruito con struttura in C.A. e tamponature in laterizio. Sono rimasti solamente i muri in pietra esterni, con le facciate originali.
La struttura internamente sarà oggetto di ristrutturazione, con demolizioni e ricostruzioni parziali, così da piante presentate che rappresentano la soluzione futura in base alla normativa. Possono essere anche modificate le disposizioni interne, rispetto ai dwg, se utili ad aumento del numero delle stanze (8) o alla migliore fruibilità degli spazi. Nulla potrà essere toccato all’esterno, colori e luci a parte. Sono previsti rifacimenti totali di bagni, pavimenti e rivestimenti, controsoffitti (h295) impianti ecc.. In tal senso, riteniamo importante la sistemazione della scala, che non può essere certo demolita, ma può essere rivisitata (materiali, rivestimenti, colori) per integrarsi e dare vita all’ambiente, soprattutto all’ingresso. Vincoli storici ed urbanistici Il vincolo è solo esterno (colori, finestre, tetto ecc) e deve passare per la sovraintendenza ogni modifica. In tal senso potrà essere suggerito un nuovo colore e le illuminazioni che possano valorizzare gli esterni. All’interno, tenendo presente gli elaborati. si possono fare le modifiche. Io stabile è stato già ristrutturato e quindi non vi sono vincoli. Ovviamente, allo stato attuale, non è previsto aumento di cubature. L’ascensore è già presente e serve i tre piani della struttura alberghiera. Verrà soppresso l’accesso dell’ascensore a piano terra, che sarà ristorante con ingresso indipendente in altra Via rispetto all’hotel.
Quante camere dovrà essere composto l’hotel? Il numero di camere, come risulta dalle piante, è pari ad 8, più due nel sotto tetto, da dedicare a foresteria….hanno un’altezza minima di 1,80, quindi non agibili. Certo piacerebbe avere più camere, ma come, considerata la disposizione delle finestre?
Le camere saranno tutte doppie? Tutte singole? Per famiglie? Quante triple? Quante quadruple? La necessità è quella di avere una qualità elevata, quindi avremo superior nelle doppie da 16 mq e se possibile, ricavare delle piccole suite dalle grandi da 19 mq e oltre. In esse, potremmo ipotizzare anche un ottimo divano letto, magari ricavando uno spazio separato dal letto principale, talchè si possano ricavare delle triple in caso di necessità. Rimangono una piccola doppia e una piccola singola, per le quali, pur standard, occorre elevare la qualità. I disegni degli arredi sono solamente indicativi. I bagni, nella progettazione da noi prevista, sono disposti nelle zone dei precedenti servizi. In tal senso, non vi sono problemi per gli scarichi. In caso di diversa progettazione dei bagni e delle camere, si tenga presente che i bagni non possono essere inferiori a 3mq. L’ideale è mantenere le misure già indicate nei nostri elaborati. E’ prevista la doccia in ogni bagno, preferibilmente doccia sauna o similare. Non è prevista una lavanderia. È prevista la possibilità di ricavare degli spazi per biancheria e carrelli nel sottotetto (i due piccoli spazi sono destinati ad impianti sanitari (acqua calda ecc vano 14,50) uno deposito biancheria (vano 3.75) . Zona bagagli sottoscala piano primo, lato hall. Zona biancheria sottoscala piano secondo. Il centralino ed altri impianti informativi verranno sistemati, presumibilmente, in qualche nicchia da ricavare.
Poiché, allo stato attuale, non è stata ancora sviluppata questa parte di progetto, si potranno presentare proposte integrate con la progettazione generale. Colazioni Il ristorante sarà anche sala colazioni, con la possibilità però (se adeguato) di disporre per le colazioni anche nello spazio relax-hall. Non so quanto questa possa essere una strada funzionale, percorribile e simpatica per l’ospite. In ogni caso, è previsto un montavivande che sale dalla cucina del ristorante alla hall, lungo il pilastro centrale.
Tale spazio, essendo il luogo di prima accoglienza, necessita secondo noi di particolare attenzione. Gli arredi indicati sono puramente indicativi. In ogni caso l’area relax e bar è prevista nello spazio lato scala. Tale spazio (con relativa scala) può essere anche ridisegnato.
Gli impianti, (elettrico, Idrico, clima, fonia, dati) per quanto abbastanza recenti (1998) devono essere totalmente rivisti, anche perchè l’opera di demolizione delle tamponature e rifacimento, insieme ai pavimenti, renderà necessario il tutto
