APARTMENT RENOVATION AND SUBDIVISION

It was my pleasure to work on your project for the renovation and functional subdivision of an existing 188 m² sea-view apartment, located on the 4th and top floor of a residential building.

The space already benefits from two separate entrances, enabling a clear and efficient physical separation of the units. From a structural standpoint, the apartment offers excellent flexibility, as it contains no load-bearing interior walls, only partition walls. Careful coordination will be required around the existing structural pillars.

Apartment A: 131.13 m² – Primary Family Residence

Apartment A is conceived as a long-term family home for you and your young child. The overall design follows a modern industrial aesthetic with a minimalist approach, emphasizing functionality, clean lines, natural light, and the use of high-quality materials.

Entrance Area: Designed with a wardrobe and a guest room or office.
Open Living Space: Visually open kitchen, dining, and living area with direct access to the balcony. The kitchen is separated by glass partitions.
Master Bedroom Suite: Includes an en-suite bathroom and a walk-in wardrobe, preferably with direct access to one of the balconies.
Children’s Bedroom: Designed for flexibility, safety, and abundant natural light.
Main Bathroom: Accessible from the hallway, serving the children’s room and the living area.

Apartment B: 52.89 m² – Secondary Unit

Apartment B is designed as a fully independent, market-oriented unit, suitable for both short-term and long-term rental. The design focuses on efficiency, comfort, and ease of maintenance, ensuring strong rental appeal.

CONCLUSION

The proposed renovation and subdivision result in two independent, high-quality residential units, each serving a distinct purpose without compromising privacy or functionality. Apartment B offers a compact, efficient, and attractive rental unit, enhancing the overall value and versatility of the property.
