Dear Client,
I would like to propose two options for this contest, both based on the same overall approach:
- The main entrance of Apartment A remains in its current position, while the entrance to Apartment B is arranged through the existing kitchen area. This ensures a grand and proper entrance for the main apartment.
- One main bathroom is added for Apartment A, and one bathroom for Apartment B is relocated near the current kitchen/bathroom area to facilitate plumbing works. Both bathrooms include space for laundry. These two bathrooms do not have windows, as the façade and better views are reserved for primary living spaces such as the living room and bedrooms.
APARTMENT A-MAIN RESIDENCE:
1. The living room has direct access to the sea-view balcony, and the dining area is positioned by a large window facing the sea, allowing you to fully enjoy the view.
2. The master bedroom faces a large window to maximize the sea view, while the kid’s bedroom has access to the balcony, providing additional play space.
3. One bathroom (en-suite) and the kitchen are located in the area of the current two bathrooms to reuse the existing shafts and simplify plumbing installation.
4. A wine cellar is accessible from the living room.
5. An office/guest room is located near the foyer.
OPTION COMPARISION
OPTION 1
Apartment A is larger, while Apartment B is smaller and intended for rent.
The living and dining areas feel more spacious thanks to a glass sliding partition separating the kitchen. The kid’s bedroom is also larger compared to Option 2.
The disadvantage of this option is that the master bedroom’s walk-in closet and bathroom are not directly connected.
OPTION 2
Apartment A has a reasonable usable area, while Apartment B is larger. Compared to OPTION 1, this layout provides a more generous and practical space for the rental apartment, including a larger common area, making it easier to rent out and potentially increasing rental value.
For Apartment A, the master bedroom layout is improved, with the bathroom directly connected to the walk-in closet. The kitchen is more discreetly integrated within the dining area, creating a more cohesive and refined space.
The disadvantage of this option is that the kid’s bedroom is slightly smaller.
Personally, I would recommend OPTION1 1.
