PRELIMINARY CONSIDERATIONS
In order to meet the client’s requirement for spacious and well-lit interiors within an existing building that is highly compartmentalized and has standard-sized windows, it is necessary to demolish certain walls. This intervention allows for the creation of new openings, both to improve the spatial connection between rooms and to replace existing windows with full-height glazed doors.
Although I have read the client’s response to a colleague’s inquiry regarding the possibility of raising the yellow-marked area to level +0—an option the client considered inconvenient—I would like to reiterate the necessity of this intervention. The level difference is minimal (35 cm) between retaining walls, and the demolition of existing walls allows the area to be fully infilled. This solution enables, for example, the creation of a dressing room in this zone, providing additional space and improving the layout of the master suite.
The openings required to connect the kitchen and dining area will be created by installing IPN 20 steel beams, 3.00 meters in length, with a bearing of 0.20 meters at each end.
The opening leading to the closet is smaller; therefore, an IPN beam of reduced height can be used in this case.
The overall layout clearly differentiates between the living areas and the private resting areas. The inclusion of storage and a guest bathroom along the central corridor effectively screens and organizes access to the private zone in a comfortable and functional manner.
The master suite is conceived as such, featuring an open bathroom concept and a generous access to the walk-in closet, while maintaining a very comfortable and well-proportioned bedroom area.
The kitchen, dining room, and living room are fully integrated into a single, continuous space. Ideally, the entrance hall should be relocated to the current semi-covered outdoor area in order to avoid accessing the house directly through the circulation between the kitchen and dining room. However, this would constitute a more extensive renovation, as it would also require the construction of a new semi-covered entrance area.
In the living room, we propose an expansion toward the garden through the incorporation of a bioclimatic pergola, strengthening the indoor–outdoor relationship.
I hope this proposal meets your expectations, and I would like to thank you for the opportunity to participate in this project.
