Dear Client,
I am pleased to present a comprehensive renovation proposal for your apartment, specifically designed to merge the Bohemian-Country aesthetic with strict compliance with Italian building regulations. My approach focuses on maximizing every square meter while ensuring a bright, functional, and private environment for your family.
1. Spatial Optimization & Legal Compliance:
Living Area: The open-plan living and dining room strictly respects the 14.00 sqm requirement. By removing unnecessary internal partitions, I have created a fluid space that feels much larger than its actual footprint.
Kitchen: A functional 6.00 sqm kitchen is integrated into the living zone. I have converted the original living room door that led to the terrace into a kitchen window, ensuring optimal natural ventilation and light while cooking.
Master Bedroom: To achieve the mandatory 14.00 sqm, I have incorporated the previous balcony space into the room's interior. The facade is enhanced by a large window and elegant 'faux balconies' (safety railings).
2. Family Functionality & Privacy:
The "Disimpegno" (Hallway): To ensure maximum privacy, a central hallway distributes access to the master bedroom, the children’s room, and the bathroom. This allows children to access the bathroom without crossing the parents' private space.
Children’s Room (Studio): The layout is designed for maximum flexibility. While currently shown with a single bed to maximize floor space, the dimensions perfectly accommodate a standard bunk bed if required.
3. Architectural Solutions & Light:
Light Penetration: In the living room, I have created a large, full-height glass door leading to the terrace. This modification radically changes the natural light intake, making the living area extremely bright and pleasant.
Style & Materials: The design follows a Bohemian-Country palette using light oak wood and sand tones. A continuous flooring solution (light wood effect) is applied throughout the entire apartment to unify the rooms and visually enlarge the space.
Bathroom: A modern sanctuary featuring a comfortable shower, a dual-sink vanity with warm LED backlighting, and an integrated laundry area near the technical zone. Additionally, the height of the bathroom window has been minimized to reduce its visual impact and fit harmoniously into the new layout, replacing the previous overly long configuration.
I have included the Gialli e Rossi (Demolition & Construction) plans to clearly illustrate the architectural feasibility of these transformations.
