We would like to recap our current understanding of the project to ensure we are fully aligned. Please review the points below and kindly correct us if we have misunderstood anything or missed any details.
Project Goal:
Renovate a 45-square-meter, 1970s apartment in Castiglione della Pescaia, Italy, into a "bohemian-country" retreat.
Dual Purpose:
The space must function initially as a short-term vacation rental (suitable for remote work) and eventually as a permanent primary residence for a couple.
Style & Aesthetic:
Warm neutrals (sand, ivory, dove gray)
Pastel accents (sage green)
Textured finishes (stone or travertine effects)
Structural Flexibility:
Demolish all current interior walls to achieve an optimal layout and maximize the perception of space.
Room Requirements:
Living Area:
Minimum 14 m²
Must include a corner sofa/chaise longue, bookcase, ample storage, and a foldaway dining table for four.
Master Bedroom:
Minimum 14 m² (potentially by annexing hallway space)
Must include a bed, wardrobe, and a retractable workstation.
Children’s Room / Study:
Approximately 9 m²
Must include a single bed with a pull-out or bunk bed, and a foldaway desk.
Bathroom:
Minimum 3 m² (preferably with a window)
Must include a toilet, bidet, shower (min 80x80 cm), and ideally two small sinks.
Access must be separate from the master bedroom so children/guests can use it without disturbing the parents.
Kitchen:
Integrated into the living area but visually separated (slatted wood walls or furniture)
No tall upper cabinets (to maintain a light feel)
Must accommodate a 45 cm dishwasher, a refrigerator at least 140 cm tall, and sufficient counter space for future permanent living.
Hallway:
Minimum 110 cm wide
Should be utilized for slim, tall storage wardrobes (40 cm deep)
Terrace:
Will serve as the primary dining area during summer months.
Laundry / Storage Niche (Optional but preferred):
A small storage room for a laundry column (washer/dryer) and a water softener.
Technical & Systems:
Heating & Cooling: Primary system will be a heat pump with internal splits and an external unit on the terrace. The owner will pre-install radiator pipes for future use.
Boiler Placement: Gas boiler must be installed on an exterior-facing wall (for ventilation), ideally hidden within a cabinet or niche.
Plumbing Constraints: Toilet and kitchen sink can be moved slightly, but specific drainage riser locations (indicated in green and light blue in the annexes) must be respected.
Plumbing Solutions: Due to thin floor screeds, new drainage pipes may need to be recessed into vertical walls or housed in additional technical wall structures.
Natural Light Management: The bathroom and bedroom have good light, but the living/kitchen area is currently dim; window enlargement is planned to meet legal air/light ratios.
Safety Considerations: High tables and chairs are strictly prohibited to ensure the safety of children.
