B&b Liberty Style

Dear designers,
I own an apartment in an early ‘900 building in Naples, Italy.

I’d like to create in the first room a psychotherapy studio and attaching it to the 2nd and 3rd room possibly with door-like walls (see www.anaunia.it). In the second half of the apartment I’d like to create a Bed and Breakfast in liberty style. Please see as reference the actual plan and the plan with our idea (the one with the writings).

In our idea the second room could be linked both to the psychotherapy studio and to the B&B and could be used as breakfast room for B&B guests and psychotherapy groups. Even the third room (the one with bathroom) could be used both for the B&B and larger psychotherapy groups and conferences.

The actual flooring is made with vintage tiles with a check pattern, I am considering keeping all of the flooring or replacing it in some parts with a modern light floor.

I’d like to have liberty design with glazed walls between bathrooms and rooms, draperies, wallpapers, vintage bathtubs with feet etc. but it’s not a definitive idea.

From the house you can see Capri island. The ceilings are really high.

Kitchen and bathroom need to be totally re-done. I am considering a false ceiling in the corridor to be used as storage and to bring pipes and the sanatrit to the create bathrooms to serve the bedrooms without breaking up the flooring. For the moment the only drainage is in the main bathroom that I’d like to keep where it is to serve the study room.

I am also considering placing a boiler in the kitchen or main bathroom to have a conditioning system (split) without placing radiators.
In the bedrooms I’d like to have 2 single beds that can be joined when necessary. The last bedroom is the bigger one (it has a retractable Clei.it bed), here we can add a bunk bed to host a family.

Please consider the minimum size for bedrooms and bathrooms as the Italian rules state for B&Bs (8mq for a single room, 14mq for a double, 20mq for three beds, 26mq for four beds – see this website as reference: https://www.formazioneturismo.com/le-norme-sui-bed-and-breakfast-nelle-regioni-italiane/). Please do also some researches on the regulation in the city of Naples, thank you!

Of course, we are open to your ideas, we’d just prefer to demolish as few walls as possible.

ho un appartamento in un palazzo storico di Napoli degli inizi del ‘900, vorrei creare nella prima parte della casa uno studio di psicoterapia, da rendere comunicante alla seconda e alla terza eventualmente con pareti/porte (vedi www.anaunia.it) e nell’altra porzione della casa un b&b in stile liberty (vedi planimetria e planimetria nostra ipotesi). Così la seconda stanza all’occorrenza potrebbe essere utilizzata per la prima colazione per il b&b o per i gruppi di psicoterapia, così come addirittura la terza con il bagno per il b&b, ma anche per gruppi più numerosi e conferenze.

Il pavimento attuale è fatto con delle discrete Cementine dell’epoca che creano dei tappeti a scacchiera, alcuni tappeti sono precisi, alcuni un po’ irregolari, che vorrei recuperare, forse integrandole in un pavimento chiaro moderno o lasciandole così, caratterizzando gli ambienti in stile liberty, con vetrate/finestre tra i bagni e le stanze, drappeggi, parati e vasche con i piedi, ma è solo un’idea.

La casa è panoramica su Capri ed ha alti soffitti.La cucina e il bagno principale invece vanno totalmente rivisti. Pensavo di fare un soppalco uso deposito nel lungo corridoio per portare i tubi per l’acqua con delle pompe idriche e sanatrit, essendovi una sola fecale nel bagno principale, che pensavo di lasciare a disposizione dello studio. Così sarebbero i tubi ispezionabili nel deposito/soppalco e nella controsoffittatura dei bagni, lasciando invece alti i soffitti nelle stanze, creando così i bagni nelle stanze senza dover intervenire sul pavimento. Inoltre partendo da una caldaia nel bagno principale o in cucina ipotizzavo un impianto di climatizzazione/riscaldamento con split evitando un impianto di termosifoni che attualmente non c’è. Il deposito/soppalco nel corridoio potrebbe essere utile anche per reti, materassi, sedie e tavoli. Le reti le penso come singole e all’occorrenza unite matrimoniali per dare alle stanze una destinazione come singole, doppie e matrimoniali all’occorrenza.

Nell’ultima stanza che è la più grande con un letto tipo Clei (vedi sito Clei), si potrebbe aggiungere una cuccetta con due letti, alle due reti doppie o matrimoniali per una famiglia. Le dimensioni delle stanze e dei bagni devono ovviamente rispettare la normativa prevista per i b&b, in particolare quella del Comune di Napoli.

Tutte queste sono solo delle ipotesi per evitare di abbattere molte pareti, ma restiamo aperti e fiduciosi ad ogni idea ed ipotesi. Grazie
