Thank you for placing this contest on GoPillar. It is was a pleasure to work on such an interisting and challenging project.
Here are my ideas:
1) Ground floor has a garage for two cars and two closets. One closet can be used for storaging cleaning equipment for the apartments, that are rented. Another one - for storaging auto repair equipment.
2) First floor has 2 similar smart apartments for rent. Each of them has its own bathroom, a small kitchen and a bedroom. If the kitchens aren't needed, they can be switched into the additional wardrobes.
3) Second and attic floor:
V1 shows 2 two-story apartments. Each of the apartment has a bathroom, a small kitchen, a living room and a bedroom on the upper (attic) level.
V2 shows 1 spacious two-story apartment. The apartment has a bathroom, a kitchen, living room-dining room and a big bedroom on the upper (attic) level.
+ there is an elevator that connects all the floors. There is also a possibility to get to the attic be this elevator.
I have made some render views of the apartment on the second floor and the two-story apartment (V2) to give you the idea how they can look like.
