the apartment in question is currently a 125 sqm duplex apartment (4th/5th floor) respectively about 80 et 45 sqm attic (approximate measurements).
We would like to use it with a dual purpose:
-A. attic plus right-side of 4th floor: as a secondary apartment for the family, when we come to town
-B. remaining left side of the 4th floor: create an independent studio.
We will eventually require a building permit (with no guarantee of getting it, of course) for the construction of a small corner terrace on the attic floor, and for improving the attic height through lifting of the “Capuccine window” for example, or the whole ceiling.
I would like that the apartment to be a family meeting/hub function.
As for the general decoration style.
On one hand, given that the building dates from the early 900 in a historic area of the city, I would like to recreate the “historic” atmosphere of the apartment (currently renovated 80’s style) thanks to the presence of french style wood floors, stucco the ceilings, the iron balcony protections outside the windows, etc … I dislike rustic or country styles.
On the other, the expansion of the attic with a terrace invites also to a much more contemporary style.
The ideal would be a combination of the two.
The restructuring project should allow me to have:
in zone A
– 4th floor: at least 2 bedrooms (one double and one twin for now, but it can be converted in the near future also in double), a bathroom with bath, aesthetically pleasing entrance and not blind (possibly zenithal light from a roof)
– On the 5th floor: a living area with the open kitchen (not minimalist because we love to cook and invite), a fireplace, a sofa area with TV and a toilet; the corner terrace.
in zone B:
a living / sleeping area with sofa bed, a bathroom with shower, minimal kitchen with fridge and small dishwasher, a washing machine.
Ideally, if the permit for the expansion of the attic there was not granted, but the permission for the terrace.
In return, the size of the windows of the fourth floor can not be changed
