First off-- everyone-- please feel free to contact me for more information as you consider or work on this project I’m supplying a lot of information, ideas, pictures, etc. And maybe too much, because I’m slower than I wanted to be, getting this CoContest going. I keep adding more.
The Project:
We have a relatively big project in DC. I’m thinking CoContest participants may come from many angles-- interior design /decorating, up to and architectural changes, breaking through floors, building on the roof, enclosing balconies, etc. Was listed at $1.1 mil. Now $990,000.
Its a 10th and 11th Floor Penthouse Condo, center of Washington DC, (11th Floor is Roof Terraces and UNDEFINED “Upper Room.”) All in middle of one of hottest residential / mixed use areas in town. Just North of downtown. Called Mt. Vernon Square, the Heart of “Old City” which is Pierre L’Enfant’s original “Federal City” plan of DC. Next to DC’s Convention Center, Metrorail and new flagship Marriott Marquis (largest hotel in town). And 8 blocks from the White House.
Its somewhat a Premier Property--a landmark of sorts- built during DC’s condo boom of the mid-2000s. Its one of three buildings which are a residential anchor to that area. One is Quincy Park. The two others make up Quincy Court, of which, one are the premier “Wing 10 Flats.” They were built by the sons of one of the largest and most recognized commercial builders in modern DC. The Oliver Carr Family.
In fact, the Carr family has built in DC since the 1880s when Solomon Carr came from England and built houses on Capitol Hill. One hundred years later, in the 1970s and 1980’s the Carrs built much of downtown DC- the first major development since the MLK urban riots of 1968.
These “Quincy Buildings” are therefore built by commercial builders-- even though they are residential. And the Commercial Construction method is one one of the obstacles of their design-- and of this Penthouse.
The Major Design Objectives, Areas and Ideas:
Unite the 2 floors into a cohesive Penthouse Home. It can be designed as strictly for living-- or with the upper floor and terraces for entertaining- Ambassador and Embassy events-- or Major Politician or Political Fundraising Space- as part of their residence.
--United by design, usage themes, any creative vision to bring the two together.
(By the way, access is by elevator directly into Condo).
--Perhaps even design connecting indoor stairs from the East side fire escape stairwell which is in the Living Room! Up through the floor.
--Re-design the Fire Escape Stairwell that lead to the up stairs. Its deeded to the PH. Fire doors can be relocated to inside of descending stairwell, and the ascending stairs and walls are completely up for redesign.
--Invision, Re-Vision the upper room and its immense terraces. They were originally to be Common Area elements for the 10 flats in this distinct building. But were instead deeded to the Penthouse owner.
--The terraces could be for elaborate outdoor gardens, decks, grilling, hot tubs etc..
--Perhaps the upstairs room is converted to a Master BR-- Add BA? -- or to an adult Games/Billiard Room, or a movie theater, or Clubroom/Barroom/Entertainment hub for Parties?
--The Board of Directors has approved structural changes to the walls of the room--french doors,windows etc to the terraces-- and circular stairs, etc for the from North Terrace to the 10th Floor Living Room Balcony.
--Perhaps some sort of Penthouse “Glass House” A Skylight or Starlight Room on one of the terraces-- like Diane von Furstenberg’s Manhattan Penthouse. http://designfile.architecturaldigest.com/gallery/diane-von-furstenbergs-manhattan-penthouse
--Perhaps redesign the Kitchen, Living Room area-- especially the (second) East fire escape stairwell which descends abruptly from the otherwise usable LR space. Perhaps floor it over? (with a trapdoor for escape). But cover it and take down the half-wall, and design it as a breakfast area-- or Secretarial / Service Staff nook.
--And finally-- there’s a very unfortunate Elevator Room on the upper 11th floor. We need to style it and minimize it-- perhaps wall it in more-- and change the entrance to the South Terrace. (No pictures- only on MagicPlan- maybe skip for this exercise).
Architecture, Style and Architects
The buildings are basically Contemporary /Modern. But the interior design doesn't have to be. Unfortunately I don't know design or architects well-- so I’m at a loss to suggest styles or mention names. So the creativity is all yours!

Be adventurous. I’d love to see Schematics, Floor Plans, Interior Design, Furniture-- any type of renderings-- whatever is your specialty!
Conclusions
I hope many of you find this project compelling. There are clients in DC who are buying spaces with build-out plans or renovation plans to accompany their purchase. In which case, this could be a chance for you to continue a relationship to transform this space. Or, of course, sell part or all of your design and specifications.
And this could be presented well in anyone’s portfolio-- showing that you are presenting to clients of top DC real estate agents. In our Historic “Old City” in the midst of its 21st Century Renaissance. Use this project to prospect for other work in town… to clients- to Design Firms, Real Estate Brokers. They all know Quincy Court and Quincy Park Condominiums.
Ideally, it would also be very nice for me to have Talent Resources who I can recommend to clients, friends and associates!
