Dear architects,
We have a 160 sqm appartament (currently that are 2 appartaments that need joining) on the second and the top floor in Brescia, near the Castle that we would like to renovate totally. The appartament includes a balcony and a 80 sqm terrace however we would like to use in all-year-round.
Our requests are:
2° FLOOR (lower floor)
– Living room with open space without the dining table. To use our white consolle, TV cabinet, white dresser and armchair with pouf (photo)
– Internal wooden staircase with iron structure or wooden cantilever steps, in the living room connecting the 2nd floor (Eg photo) with the 3rd floor. The staircase must run in parallel to the external comunal stairs, starting from the first or second "Atrio". Great attention needs to be paid to the functionality of the spaces. Step width 1.20 meters
– 3 Bedrooms
– Bathroom with a shower, sink, WC and bidet
– Bathroom with preferably a bath tub and a shower, 2 sinks, WC, bidet, washing machine and tumble dryer, and the central-heating boiler
3° FLOOR (top floor)
– Big kitchen with island or peninsula and dining table (photo of our table) with 8 chairs, all open space
– Little bathroom with a sink, WC and bidet. To move the current "Bagno" to "Atrio", for example
– Terrace to be used all-year-round. Dining area needs to be protected (covered) more extensively towards the terrace outer-wall where you can find the french window; area 'relax' with mobile coverage (umbrella or gazebo, etc). System of pots and plants on the entire terrace perimeter (30 meters linear). Optional to add a small gym area with 2 machines.

We would like to evaluate the closing of the 3rd floor door with a wall, or creating a system to filter the sun light in to the hypothesised bathroom
We would like to paint using brilliant white or one white wall with one gray wall, turtle and sugar paper
To paint thermo-carvings and shutter rolls in white color, while to evaluate whether to leave the windows in brown or to paint them white
To paint the interior doors in white color or to change them
We want to find electric plates with domotics (lights, energy, thermostat, alarm, other)
Entrance to the ground floor and staircase of the building: enhance the entrance and identify wall colors and paint stairs
Our preference of the style are:
-Modern style
-Light wooden internal flooring for all the appartament including bathrooms, not in yellow
-Effect grey wooden terrace flooring, in PVC or WPC or similar, and water resistant
-LED lighting in the living room and in the kitchen
We already have the wooden windows with double glazing

Cari architetti,
Abbiamo un appartamento di 160 mq (attualmente sono 2 appartamenti che saranno uniti) al secondo e all'ultimo piano a Brescia, vicino al Castello che vorremmo rinnovare totalmente. L'appartamento comprende un balcone e una terrazza di 80 mq, che vogliamo utilizzare tutto l'anno.
Le nostre richieste sono:
2 ° PIANO (piano inferiore)
- Soggiorno con spazio aperto senza tavolo da pranzo. Vorremmo utilizzare la nostra consolle bianca, armadio TV, credenza bianca e poltrona con pouf (foto)
- Scala interna in legno con struttura in ferro o scala sospesa in legno, da inserire nel soggiorno che collega il secondo piano al terzo piano (es. foto scala). La scala deve salire in parallelo alle scale condiminiali esterne, a partire dal primo o secondo "Atrio". Grande attenzione deve essere prestata alla funzionalità degli spazi. Larghezza gradino 1,20 metri
- 3 camere da letto
- Bagno con doccia, lavandino, WC e bidet
- Bagno preferibilmente con vasca e doccia, 2 lavandini, WC, bidet, lavatrice e asciugatrice, e caldaia a riscaldamento centrale
3 ° PIANO (piano superiore)
- Grande cucina con isola o penisola e tavolo da pranzo (foto del nostro tavolo) con 8 sedie, tutto open space
- Piccolo bagno con lavandino, WC e bidet. Per esempio si potrebbe spostare l'attuale "Bagno" nello spazio "Atrio"
- Terrazza da utilizzare tutto l'anno. La zona pranzo deve essere protetta (coperta) più ampiamente verso la parete esterna della terrazza dove si trova la porta finestra; area 'relax' con copertura mobile (ombrellone o gazebo, ecc.). Sistema di vasi e piante su tutto il perimetro della terrazza (30 metri lineari). Facoltativo aggiungere una piccola area palestra con 2 macchine/attrezzi

Vorremmo valutare la chiusura della porta dell'appartamento del terzo piano con un muro o creare un sistema per filtrare la luce solare nell'ipotesi di bagno o altra stanza
Vorremmo dipingere tutte le pareti di bianco o una parete bianca con una parete grigia in ogni stanza, oppure tortora o carta da zucchero
Verniciare di bianco i termosifoni e copri avvolgibili tapparelle, mentre da valutare se lasciare le finestre in marrone o dipingerle di bianco
Valutare se dipingere le porte interne in colore bianco o cambiarle
Vogliamo trovare placche elettriche con domotica (luci, energia, termostato, allarme, altro)
Ingresso al piano terra e scala dell'edificio: esaltare l'ingresso e identificare i colori del muro e dipingere le scale
La nostra preferenza dello stile è:
-Stile moderno
-Pavimenti interni in legno chiaro per tutto l'appartamento compresi i bagni, non con tinte giallo
-Pavimento terrazza effetto legno grigio, in PVC o WPC o simili, e resistente all'acqua
-LED illuminazione nel soggiorno e nella cucina
Abbiamo già le finestre in legno con doppi vetri
