Hello - I have a 1970s, 1120 sqft condo in Waikiki to renovate. I would like to separate the condo into 2 separate units (1 studio and 1 converted 2 bedroom) for personal and vacation rental use. Given my location in Hawaii, I would like to use materials that can tolerate humidity/heat/salt water/sand and are readily available and reasonable to ship. I'd also love to work with local craftsmen/florists if you can suggest any.
Please see the floor plan with numbers that correspond to the condo pictures. Here are my thoughts of each space
- Foyer - feeling of 'arriving home'. Waikiki is very busy and touristy so there is a sense of 'breathing out' as soon as you enter the foyer. Perhaps there is a wall with tropical plants, board rack for surfboard, spa water or lemonade, and a place to sit
- Studio - will need to be enclosed with keyless entry and soundproofing so it feels like an independent unit. Imagine a couple visiting Hawaii for holiday - they are intelligent, curious, energetic, and grounded. They value comfort and unique experiences. This space gives them a home base to relax, unwind, and be social and playful. What needs to be renovated are
* floor
* enclosed door
* bright LED lighting
* wall paint
* shelf/storage redesign
* mini kitchen for light cooking with fridge/coffee machine/microwave
* 'social/interaction' space
* bathroom - perhaps a wide sink for 2 with 2 mirrors
* sound proofing
* unique feature like brass canopy bed, sunrise mural (see first picture), concrete bathroom wall, mason jar lighting, and ample use of tropical plants
- Converted 2BR - will need to build a door after passing the studio. Imagine this is for a family of 4 or 2 couples in Hawaii for holiday. I'd like to convert the living space into a 2nd bedroom (or a flexible space using sliding door and daybed). Flow is the key question of this space - so please help me imagine how to have a flexible second bedroom and still have a living space and dining space. What needs to be renovated are
* floor
* bright LED lighting
* 2nd bedroom - standalone bedroom or flexible space that can be used as living space
* kitchen - feeling of openness
* 'living/social/interaction' space
* bath - right now it is inside the bedroom, can we make this a public bathroom for entire space
* view - how to conceal parking lot view with plants and drapes
* functional storage
* sound proofing
* unique feature like indoor, hammock, brass canopy bed, sunrise mural (see first picture), concrete bathroom wall, mason jar lighting, ample use of tropical plants
