This proposal is ultimately conceived as both a drawn project and a narrated one, as the level of information available required a considerable degree of interpretation and architectural judgment.

No sections or elevation drawings were provided; only a limited set of photographs was available, some of which proved difficult to clearly identify in terms of the spaces they represented. As a result, the project necessarily relies on spatial inference and design intent rather than exhaustive documentation.

The villa is already constructed. Accordingly, while the plans are drawn to scale, they do not include dimensions, as all existing measurements were respected as built. The sole exception is a minor adjustment to the reception powder room wall, which was shifted from the inner edge of the column to the outer edge, allowing for a gain of approximately 30 cm.

Given the opportunity to rethink the main entrance and the staircase connecting it to the living area, the proposal introduces a generous entrance hall free of a powder room. The coat closet is positioned along an intentionally undefined wall facing the stair void of the ground floor and/or semi-buried level. The staircase is resolved as two lateral flights, granting a prominent central position to the fireplace, which becomes a key architectural element that articulates the space and subtly defines the different areas without resorting to physical partitions.

The drawings and renderings presented should be understood primarily as conceptual and exploratory, as the absence of detailed technical information does not allow for a more resolved graphic definition at this stage. It is also important to note that the existing roof geometry is particularly complex; an accurate representation based solely on photographic references would require a disproportionate investment of time, with limited added value within the scope of this proposal.

The main entrance is conceived with a large pivoting glass door set within a fully glazed wall, leading into a spacious, restrained, and luminous lounge. The flooring is composed of large-format porcelain slabs, FLORIM Nero Empatia, measuring 1.20 x 2.40 meters. Two statues are positioned at the entrance, contributing a sense of gravitas, elegance, and understated luxury. The reception coat closet, as well as all other closets throughout the residence, including those within the dressing rooms, are proposed as Backstage units by B&B Italia.

The remainder of the house is envisioned with natural oak plank flooring, reinforcing warmth and continuity, with the exception of the Master Bedroom, where a wall-to-wall cut-pile wool carpet is suggested to enhance comfort, intimacy, and acoustic softness.

It is assumed that a residence of this scale would accommodate, on its first level, additional bedrooms, further bathrooms, a well-appointed game room, and a private cinema, beyond the necessary service areas.

You requested a basic architectural layout, which is what is delivered here. The final selection of materials and finishes will naturally be defined at a later stage, based on appropriate criteria and mutual agreement.

This proposal establishes a conceptual framework that may serve as a foundation for further technical development, should a subsequent detailed design phase be required.
