🏢 Residential Building Design – Edificio D
This project proposes the redevelopment of "Edificio D" into a modern, multi-family residential building. The design follows a fractal volumetric strategy, where each upper floor is progressively set back to create outdoor spaces, reduce mass perception, and optimize light and ventilation.

✳️ Program Overview:
Basement (Level -1): Underground parking for 17 vehicles, directly accessible via the main staircase and elevator

Ground Floor & First Floor: Each level contains two spacious 3-bedroom apartments, suitable for families, with private balconies and natural cross-ventilation

Second Floor: A large 5-bedroom unit, featuring panoramic terraces, generous living areas, and full-day sunlight exposure

Third Floor: Two compact 2-bedroom units, ideal for couples or professionals, with private terraces and efficient layouts

Fourth + Fifth Floors: A luxurious 5-bedroom duplex penthouse, including a rooftop terrace, outdoor living areas, and premium finishes

✳️ Design Features:
The fractal massing allows upper floors to gradually recede, creating private terraces and green roof opportunities

A central vertical core provides easy access across all levels, enhancing functionality and privacy

All residential units are designed for maximum natural light and dual exposure, ensuring comfort and energy efficiency

Outdoor spaces (balconies and terraces) are integrated into the building mass, blending interior and exterior living

✳️ Facade Concept:
The facade follows a Warm Modern aesthetic, combining:

Thermo-treated wood slats for vertical rhythm and softness

Light-colored plaster finishes for clean geometry

Natural stone cladding around balconies and recesses

Transparent glass railings to maintain openness

Integrated LED linear lighting for subtle nighttime expression

The top floors are wrapped in a distinct material palette, emphasizing the duplex penthouse as a unique and exclusive space in the building.

✳️ Regulatory Compliance:
Total built volume remains within the 9,500 m³ limit

The building consists of 4 above-ground floors + 1 basement

Floor height: 3.20 m gross, 2.70 m net

All site boundary distances and zoning regulations have been strictly followed

This project reflects a balanced approach between urban density and livability, delivering functional diversity, elegant architecture, and high-quality housing for a range of lifestyles.
