Design Description

This proposal presents a compact and efficient two-storey modern villa layout that responds directly to the client’s site constraints, setback requirements, and preferred positioning of the garage and pool. The main house is placed within the required 4.0 m setback from the property boundary, while non-living/accessory areas such as the garage, swimming pool, BBQ/outdoor kitchen, and exterior storage are positioned according to the 1.5 m accessory setback requirement.

The proposed layout provides 200 sqm of net habitable internal area, excluding the garage and exterior storage. All room dimensions shown in the drawings are rounded for easier reading and presentation. Room areas are calculated as net internal areas, measured from internal wall face to internal wall face.

The main design strategy is to optimize a clear separation between semi-public, private, service, and outdoor social zones. The independent pedestrian entrance leads directly into the foyer and hallway, creating a proper sense of arrival while keeping the pedestrian access separate from the vehicular driveway and garage access. The garage remains in the requested front-right position and includes direct internal access to the house through the semi-public/service zone, making daily use practical without disturbing the main living area.

On the ground floor, the studio is located within the semi-public area near the entrance. This allows the studio to function as a private home office, while also making it suitable for occasionally receiving guests or visitors related to work without bringing them deep into the private family areas. The powder room is also placed within this semi-public zone and is divided into a vanity area and a separate toilet area, improving privacy and practicality for guest use.

The staircase is intentionally placed behind the hallway wall, so it remains functional and easy to access without becoming too visually dominant. This supports the client’s preference for a staircase that is not too prominent, while preserving a clean and calm interior look. The space below the staircase is used efficiently as general storage and a small janitor area, providing practical support for household cleaning equipment and daily storage needs without increasing the overall building footprint. The hallway works as the main circulation spine, connecting the foyer, studio, garage access, master suite, and rear living area in a clear and efficient way.

The master suite is located on the ground floor for privacy, comfort, and direct relationship with the garden level. It includes a master bedroom, walk-in closet, and private bathroom. The walk-in closet is accessed from the bedroom and connects directly to the bathroom, creating a more private and premium master suite sequence.

The rear part of the ground floor contains the living, dining, kitchen, pantry, and laundry areas. The living and dining area opens toward the covered terrace and pool, creating a strong indoor-outdoor connection. The kitchen can work either with a compact island or without an island if the kitchen function does not require one, keeping the open-plan area flexible and preventing the kitchen from feeling overcrowded. The pantry and laundry are placed behind the kitchen to keep the service functions grouped in one practical zone with easy access from the kitchen.

The living area includes a rectangular double-height void of approximately 20 sqm, positioned as the central spatial feature of the house. This void follows the client’s requested double-height area between the ground floor and first floor, while maintaining a balanced rectangular proportion that is not too narrow. It helps bring more natural light into the living area, creates a stronger sense of openness, and visually connects the upper floor bridge with the main family living space below. The double-height space also strengthens the relationship between the living area, the covered terrace, and the rear pool zone, making the rear part of the house feel brighter, more spacious, and more connected to the outdoor social area.

The first floor is dedicated to the children’s private zone. It contains two daughters’ bedrooms, each planned to meet the required minimum area of approximately 15 sqm, together with a shared bathroom and shared walk-in closet. These shared facilities are positioned for easy access from the hall/bridge area, allowing both bedrooms to use them comfortably and fairly.

The outdoor area is designed as one cohesive social zone. The swimming pool is kept at the rear of the property according to the client’s initial drawing. A hydromassage zone is placed at one end of the pool, while the outdoor dining area is positioned close to the BBQ/outdoor kitchen. This creates a functional and convivial outdoor setting for dining, relaxing, swimming, and entertaining.

Overall, the layout is designed to meet the full brief while keeping the planning efficient and controlled in area. It provides clear zoning, an independent pedestrian entrance, a three-car garage with direct internal access, a ground-floor master suite, studio, pantry, laundry, double-height living space, two children’s bedrooms with shared bathroom and walk-in closet, covered outdoor dining, pool with hydromassage area, BBQ zone, exterior storage, and under-stair general storage/janitor area, all while respecting the required setbacks and site constraints.
