Salve a tutti, possiedo un terreno di circa 700mq dove vorrei costruire una Bifamiliare preferibilmente in bio edilizia che soddisfi le esigenze abitative presenti nella bozza progettuale allegata.
La casa si sviluppa su due livelli più abbaini, deve essere prevista platea con sovra elevazione di circa 40cm che nella bozza allegata manca.
Al piano terra (zona giorno) per ogni unità è previsto un locale open space con bagno, cucina, salotto e dispensa con accesso diretto al giardino.
Per il piano superiore invece (zona notte) sono previsti i seguenti locali: 1 camera da letto patronale con bagno e cabina armadio/spogliatoio, 2 camerette, 1 bagno a servizio delle camerette e 1 piccolo locale lavanderia.
Per quanto concerne il tetto, sarebbe preferibile la soluzione esposta nella bozza ovvero con terrazza fruibile ed i due abbaini o in alternativa abbaino unico per le due unità diviso a metà, per tale soluzione però è da verificare l'attuabilità in ragione del vincolo paesaggistico vigente e della probabile limitazione a 7mt di altezza (da verificare).

Si allegano:
Certificato di Destinazione urbanistica nel quale è presente l'indice di edificabilità previsto da piano regolatore facendo presente però che il terreno in questione è stato oggetto di lottizzazione e relativa convenzione con il comune che deroga gli indici di edificabilità di base a quelli convenzionati.

Seppur la convenzione attualmente risulta scaduta (come potrete notare nel certificato di destinazione urbanistica), grazie ad una legge regionale, la convenzione è riattivabile in qualsiasi momento (anche di questo trovate documento allegato).

Si allega anche la documentazione relativa alla convenzione riportante gli indici di edificabilità concessi facendo presente che il lotto in questione è il N.18 come da planimetria presente nella documentazione della convenzione che deve essere l'unico indice da considerare ai fini del progetto e di ogni limite come distanze area coperta ecc..

Sull'affaccio panoramico è presente un piccolo terrazzamento come si evince dalle foto allegate, onde evitare il riempimento e conseguente opera di contenimento eccessivamente importante ed onerosa, preferisco lasciare invariati i livelli di terrazzamento attuali, realizzando nel livello più basso una striscia di 3 metri di larghezza da attrezzare come orto per la coltivazione e quindi realizzare un opera di contenimento molto piccola per il solo livello superiore magari con sistema lego-block (o da più economico da voi suggerito) portando quindi i bordi delle piscine a sfioro con il magnifico panorama sullo stretto.

Per la forma architettonica gradita, si allegano alcune fotografie di ville similari aventi stile di mio gradimento.

3) Dispensa nella posizione raffigurata con porta verso l'esterno (ad edificio ultimato in seconda battuta all'esterno in corrispondenza delle dispense verranno realizzati i garage in struttura amovibile)
4) Finestre rettangolari orizzontali per la cucina a mezza altezza che affacciano sul giardino
5) Affaccio sul salotto dalla zona notte (vedi foto)
6) Il salotto deve affacciare sul giardino

VARIANTI:
Valuto variante con balconata del piano superiore che affaccia sul soggiorno con scala che scende a lato (Vedi foto allegate).
Valuto variante con abbaino unico centrale e diviso a metà per le due unità

INTEGRAZIONI GRADITE:
1) Zona scarpiera spogliatoio all'ingresso
2) Predisposizione ascensore
3) Striscia Orto coltivazione nel terrazzamento livello basso

N.B.:
Il progetto deve essere realizzato tenendo in considerazione il massimo risparmio possibile in fase di costruzione sia sulla scelta dei materiali che sulle rifiniture mantenendo sempre un aspetto estetico piacevole e moderno.
Tranne la posizione della dispensa che risulta obbligata in funzione dell'opera garage da realizzare in seconda fase, tutto il resto è rivedibile e modificabile.
Il pezzo di terreno oggetto della costruzione è quello che nelle foto riporta le erbacce alte e non tagliate, la maggior parte delle foto sono state scattate dal lotto di terreno accanto.

Tutti i file di progetto dovranno essere completi e pronti per tutte le presentazioni e pratiche burocratiche per l'ottenimento del permesso a costruire

As regards the roof, the solution shown in the draft would be preferable, i.e. with a usable terrace and the two dormers or alternatively a single dormer window for the two units divided in half, for this solution, however, the feasibility must be verified due to the landscape constraint in force. and the probable limitation to 7m in height (to be verified).

Attached are:
Town Planning Destination Certificate in which there is the buildability index provided for by the master plan, noting however that the land in question has been the subject of subdivision and relative agreement with the municipality that derogates the basic building indexes to those agreed.

Although the agreement is currently expired (as you can see in the certificate of urban destination), thanks to a regional law, the agreement can be reactivated at any time (you will also find the attached document of this document).

The documentation relating to the agreement showing the building indexes granted is also attached, pointing out that the lot in question is No. 18 as per the planimetry present in the agreement documentation which must be the only index to be considered for the purposes of the project and of each limit as distances covered area etc ..

On the panoramic view there is a small terrace as can be seen from the attached photos, in order to avoid the filling and consequent excessively important and costly containment work, I prefer to leave the current terracing levels unchanged, creating a strip of 3 meters of width to be equipped as a vegetable garden for cultivation and therefore to create a very small containment work for the upper level only, perhaps with the lego-block system (or from a cheaper one suggested by you) thus bringing the edges of the infinity pools with the magnificent view of the strict.

VARIANTS:
I evaluate variant with a balcony on the upper floor overlooking the living room with a staircase that descends to the side (See attached photos).
I evaluate variant with a single central dormer window divided in half for the two units

INTEGRATIONS WELCOME:

3) Vegetable garden strip cultivation in the low level terracing

N.B .:
The project must be carried out taking into consideration the maximum possible savings during the construction phase both on the choice of materials and on the finishes, always maintaining a pleasant and modern aesthetic appearance.
Except for the position of the pantry which is obligatory depending on the garage work to be carried out in the second phase, everything else can be reviewed and modified.
The piece of land under construction is the one that shows tall, uncut weeds in the photos, most of the photos were taken from the plot next to it.

All project files must be complete and ready for all presentations and paperwork for obtaining the building permit.

Hola a todos, soy propietario de un terreno de unos 700m2 donde me gustaría construir una casa adosada preferiblemente en edificio ecológico que satisfaga las necesidades de vivienda presentes en el anteproyecto adjunto.
La casa es de dos niveles más buhardillas, se debe prever una caseta con una elevación de unos 40cm, que falta en el anteproyecto adjunto.
En la planta baja (sala de estar) para cada unidad hay una habitación de espacio abierto con baño, cocina, sala de estar y despensa con acceso directo al jardín.
En cambio, para el piso superior (área de dormir) se proporcionan las siguientes habitaciones: 1 dormitorio principal con baño y vestidor / vestidor, 2 dormitorios, 1 baño que sirve a los dormitorios y 1 pequeño lavadero.
En lo que a la cubierta se refiere, sería preferible la solución mostrada en el anteproyecto, es decir, con una terraza utilizable y las dos buhardillas o alternativamente una sola buhardilla para las dos unidades divididas por la mitad, para esta solución, sin embargo, la viabilidad debe ser verificado debido a la restricción paisajística vigente y la probable limitación a 7 m de altura (por verificar).

Adjuntos están:
Certificado Urbanístico de Destino en el que se encuentra el índice de edificabilidad previsto en el plan director, notando no obstante que el terreno en cuestión ha sido objeto de fraccionamiento y acuerdo relativo con el municipio que deroga los índices edificatorios básicos a los pactados.

Aunque el convenio se encuentra actualmente vencido (como se puede ver en el certificado de destino urbano), gracias a una ley autonómica, el convenio se puede reactivar en cualquier momento (también puede encontrar el documento adjunto de este documento).

También se adjunta la documentación relativa al convenio con los índices de edificación otorgados, señalando que el lote en cuestión es el No. 18 según la planimetría presente en la documentación del convenio que debe ser el único índice a considerar a los efectos del proyecto. y de cada límite como distancias cubiertas, área, etc.

En la vista panorámica hay una pequeña terraza como se puede ver en las fotos adjuntas, para evitar el relleno y consecuentes trabajos de contención excesivamente importantes y costosos, prefiero dejar inalterados los niveles actuales de las terrazas, creando una franja de 3 metros de ancho para ser equipado como un huerto para el cultivo y, por lo tanto, para crear un trabajo de contención muy pequeño solo para el nivel superior, tal vez con el sistema de bloques de lego (o de uno más barato sugerido por usted) trayendo así los bordes de las piscinas infinitas con la magnifica vista del estricto.

Por la apreciada forma arquitectónica, se adjuntan algunas fotografías de villas similares con un estilo de mi agrado.

1) Porche exterior en el jardín.
2) Entradas principales separadas
3) Despensa en la posición que se muestra con puerta al exterior (cuando el edificio esté terminado, el garaje se construirá en una estructura removible en correspondencia con las despensas)
4) Ventanas rectangulares horizontales para la cocina de media altura con vistas al jardín
5) Con vista a la sala de estar desde el área de dormir (ver foto)
6) La sala de estar debe tener vista al jardín.

VARIANTES:
Evalúo variante con balcón en el piso superior con vista al living con escalera que desciende hacia un costado (Ver fotos adjuntas).
Evalúo la variante con una única buhardilla central dividida por la mitad para las dos unidades

BIENVENIDOS A LAS INTEGRACIONES:
1) Zona de vestuario de zapatos en la entrada
2) Levantar predisposición
3) Cultivo en franjas de huertos en las terrazas de bajo nivel

N.B .:
El proyecto debe realizarse teniendo en cuenta el máximo ahorro posible durante la fase constructiva tanto en la elección de materiales como en los acabados, manteniendo siempre un aspecto estético agradable y moderno.
Salvo la posición de la despensa que es obligatoria en función de las obras de garaje a realizar en la segunda fase, todo lo demás se puede revisar y modificar.
El terreno en construcción es el que muestra malas hierbas altas y sin cortar en las fotos, la mayoría de las fotos fueron tomadas de la parcela contigua.

Todos los archivos del proyecto deben estar completos y listos para todas las presentaciones y trámites para obtener el permiso de construcción.
