Dear designers,
the aim of this project is to get an exchange agreement with the owner of the lot. The area we are interested in should be of 10.000 square meters: 2.000 square meters would be dedicated to residential purposes, mainly to host tourist; and 8.000 square meters would be dedicated solely to tourist accommodation (according to the local regulation).

The scope of this first Contest is the definition of the concept of the houses that will be placed in the residential area of 2.000 square meters. We need the design of about 500 square meters (the total buildable area is about 678 square meters).
If the negotiation with the owners goes well, the next Contest will be focused on the nearby area of 8.000 square meters of which about 1.350 square meters are buildable.

We will build single-family houses, two-family houses and three-family houses. Each house should not be bigger than 40-50 commercial square meters; we will like to use prefabricated buildings that have a fashionable design structure but that are not too expensive (they could be foreign, but they should have a compliance certificate).

Since the final distribution will be driven by the number of requests we will have, we have the need to select modular houses that could be put together to transform a single-house into a duplex or a three-house without too much problems. Each house should have an external space that integrates the internal functionalities e.g.a completion for the kitchen, living area, external showers, external laundry and a privete orch/place for animals.

Unfortunately, the coast is subjected to erosion. I will upload later some photos of the current situation of the lot.

The buildable area is the one located near to the existing house (that will be demolished). The district regulation says that there should be a space of at least 1,5 metres between the houses and the sea due to possible coastal storms.

The surrounding area is not very attractive for tourists, usually they prefer the northern area of the coast therefore we should create a place that is appealing and attractive for itself. The streets nearby are narrow, there is barely the space for one car.

The name of the location is still to be decided.

The name of the street is “Germano Reale” and the name of the area is “Le Marinelle”.

We are open to advices regarding cheap construction materials and furniture.

Gentili architetti,

il progetto nasce al fine di concludere un contratto di permuta con la proprietà. L'area di interesse generale dovrà raggiungere i 10.000 mq di sedime di cui 2.000 mq per scopi residenziali prevalentemente turistici, ed i restanti 8.000 mq per scopi solo turistico-alberghieri (come da normativa vigente).

Oggetto di questo primo incarico e la definizione del concept delle prime abitazioni (circa 500 mq dei 678 disponibili) insistenti sull'area residenziale di 2.000 mq. Sull'area restante limitrofa di 8.000 mq potranno essere progettati ed edificati ulteriori 1350 mq circa nel prosieguo. Se saremo "vincenti" nel concludere questo primo contratto, si avvieranno le trattative con i proprietari limitrofi potendo, in tal modo triplicare la dimensione di questo intervento.

Dovranno essere progettate unità mono, bifamiliari o trifamiliari. La dimensione della singola unità non dovrà superare i 40-50 mq lordi e prevedere la possibilità di usare strutture prefabbricate di alto design ma economicamente molto convenienti (anche di origine estera, ma certificate). Ciascuna unità dovrà avere uno spazio esterno che integri e completi lo spazio e le funzionalità interne: dalla cucina alle docce, dalla zona living a quella per uso lavanderia oltre a uno spazio per orto privato o cuccia/toilette per animali. Lo sviluppo dei lavori sarà improntato sulle richieste di mercato. Per questo motivo dovranno essere previsti insediamenti modulari che possono consistere da un solo appartamento fino al massimo numero raggiungibile senza stravolgere quanto già fatto e già progettato. La costa è in continua erosione. I frangiflutti sono insufficienti e posizionati male. L'attuale stato dei luoghi sarà pubblicato in prosieguo. Tuttavia, l'area realmente edificabile è a ridosso dell'attuale casa esistente che sarà demolita.

Pare che il Comune abbia obbligato a mantenere un distacco dal suolo di almeno 1,5 metri per possibili mareggiate invernali.

Il contesto è molto degradato e, rispetto alla zona più richiesta di Termoli (lungomare nord), questa è da sempre considerata di scarso interesse da parte dei turisti: bisogna creare un'attrazione specifica. Le strade da percorrere i prossimità del lotto sono molto strette ed a stento ci passa una sola macchina.

Il nome al progetto è ancora da definire. La via è del Germano Reale e la località è Le Marinelle.
Si accettano consigli per realizzare tutto con costi di costruzione ed arredamento (se richiesto dal cliente finale) molto competitivi.
