Buongiorno. Sono Marco. Ho acquistato questo piccolo rustico su tre piani e ho bisogno del vostro aiuto per capire come distribuire al meglio gli ambienti interni per ottimizzare gli spazi.

L’immobile in oggetto è una porzione di un fabbricato bifamiliare, con circa mille metri di terreno e due dependance; io intendo sviluppare la mia abitazione solamente al piano terra e al primo piano dell’immobile principale, mentre al secondo piano vorrei ricavare un mini appartamento da poter eventualmente affittare.

Attualmente l’ingresso si trova sul lato sud dell’immobile ed è presente anche una scala esterna che conduce al ballatoio del primo piano, da cui si accede al secondo.

In questa casa andrò a vivere da solo e prevedo di ospitare degli animali domestici.

Relativamente al piano terra, ho effettuato un sopralluogo con un tecnico secondo il quale è possibile rimuovere sia il muro che separa la cucina dal disimpegno, sia i muri che separano il bagno dagli altri disimpegni. Il muro portante, al centro della casa, non può ovviamente essere rimosso completamente, ma è possibile allargare l'apertura esistente o crearne altre. Ho chiesto queste informazioni perché mi piacerebbe ricavare uno spazio più grande, luminoso e arioso possibile, in cui inserire la zona giorno e un bagno/lavanderia. Inoltre sostituirò la copertura della porzione su cui attualmente è ubicata la cucina, costruendo un tetto inclinato con travi a vista.

Per zona giorno intendo una cucina, preferibilmente lineare, un frigorifero freestanding, un tavolo da 4/6 persone, un divano e una tv.
Nel bagno vorrei un lavandino, la coppia di sanitari e una doccia (anche di dimensioni contenute); per quanto riguarda la lavanderia, preferirei che fosse separata dal bagno e/o a scomparsa. La normativa locale prevede anche la presenza di un antibagno.

Al piano terra intendo posizionare una stufa da accumulo con cui riscaldare i due piani dell’abitazione; questa tipologia di stufa viene solitamente posizionata al centro dell’immobile ma, considerata la forma, credo di poter considerare anche una piccola deviazione a questa regola, purché la posizione sia funzionale per il riscaldamento di entrambi i piani, in considerazione degli ambienti interni e della canna fumaria che dovrò ovviamente installare. La stufa che sto valutando misura circa L 80 x P 60 x H 120 cm, ma ho anche pensato ad una stube con scala incorporata, perciò non ho le idee ancora chiare...

La scala, attualmente accostata al muro portante, verrà sostituita con una più comoda e sono disposto anche a spostarla (ad esempio sotto alla scala che collega il primo e il secondo piano, o anche altrove) e/o a variarne la tipologia, purché i lavori strutturali richiesti per tale modifica non siano troppo pesanti.
Aggiungo che l'orditura delle travi è parallela alla scala esistente e al muro portante centrale, e che l'altezza del piano terra è di 240 cm + 20 cm di solaio.

Al primo piano vorrei ricavare una camera con bagno padronale, e vorrei che fosse prevista la possibilità, per gli anni a venire, di poter accedere al secondo piano dall’interno dello stabile, dato che, al momento, come detto, la scala che collega i due piani superiori è accessibile solo dall’esterno.

Al secondo piano, come anticipato, vorrei ricavare un miniappartamento, quindi cucina/salotto, camera e bagno e, se possibile, mi piacerebbe recuperare la finestrella con la trave che si vede nelle immagini, a destra della porta che conduce al balconcino; dalle foto si nota anche che lo spessore dei muri di questo piano non è omogeneo, pertanto faccio presente che in planimetria sono state riportate le dimensioni interne minime.

Esternamente mi piacerebbe realizzare una veranda e sto considerando di realizzare anche un’area pranzo coperta, ma molto dipenderà dalla posizione della cucina, perciò si vedrà…

Quanto espresso sono i miei desideri, ma resto aperto ad altre proposte che possano valorizzare l’immobile e renderlo il più accogliente, luminoso e funzionale possibile.

Per quanto riguarda lo stile, pensavo ad un rustico/moderno, considerando che intendo tenere a vista le travi sia nella zona giorno che nella zona notte, e che immagino un pavimento in legno (anche se sui bagni e la lavanderia sono ancora indeciso). Anche gli infissi saranno in legno, così come il tavolo. Gli arredi li immagino lineari, ma non anonimi, semplici, ma al contempo ricercati.. cercherò di allegare qualche immagine di riferimento e resto comunque a disposizione per qualsiasi informazione.

ENG (in construction)Hallo, my name is Marco. I bought this small rustic house on three floors and I need your help to understand how to best organize the internal spaces.

The property in question is a portion of a two-family building, with about a thousand square meters of land and two outbuildings; I will move in this house alone (with pets), and I’ll live in the ground floor and in the first floor of the building, while at the second floor I would like to build a small apartment to rent out in the future.

At present the entrance is on the south side of the building and, in front of the building, there is an external staircase that leads to the first floor balcony, which leads to the second floor through the internal stairs.


With regard to the ground floor, I carried out an inspection with a technician according to which it is possible to remove both the wall that separates the kitchen from the hallway and the walls that separate the bathroom from the other hallways. The load-bearing wall, in the center of the house, obviously cannot be completely removed, but it is possible to enlarge the existing opening or create others. I asked for this information because I would like to create a space as large, bright and airy as possible, in which to place the living area and a bathroom/laundry room. I will also replace the roof of the current with a sloping roof with exposed beams.

By living area I mean a kitchen, possibly linear, a freestanding refrigerator, a table for 4/6 people, a sofa and a TV.

In the bathroom I would like to find a sink, wc, bidet and a shower (even a small one); as for the laundry room, I would prefer it to be separate from the bathroom and/or hidden. Local regulations also require the presence of an anteroom.

On the ground floor I intend to place a storage stove with which to heat the two floors of the house; this type of stove is usually positioned in the center of the building but, given the shape, I think I can also consider a small deviation from this rule, as long as the position is functional for heating both floors, taking into account the internal rooms and the flue that I will obviously have to install. The stove I am evaluating measures approximately L 80 x D 60 x H 120 cm, but I have also thought about a stube with a built-in staircase, so I don't have clear ideas yet...

The staircase, currently next to the load-bearing wall, will be replaced with a more comfortable one and I am also willing to move it (for example under the staircase that connects the first and second floors, or elsewhere) and/or to change its type, as long as the structural work required for this modification is not too heavy.
I would add that the frame of the beams is parallel to the existing staircase and the central load-bearing wall, and that the height of the ground floor is 240 cm + 20 cm of attic.

On the first floor I would like to create a bedroom with master bathroom, and above all I would like the possibility to be provided, for years to come, of being able to access the second floor from inside the building, given that, at the moment, as mentioned, the staircase that connects the two upper floors is only accessible from the outside.

On the second floor, as anticipated, I would like to create a mini-apartment, therefore kitchen/living room, bedroom and bathroom and, if possible, I would like to recover the small window with the beam that can be seen in the images, to the right of the door that leads to the balcony; from the photos you can also see that the thickness of the walls on this floor is not homogeneous, therefore I would like to point out that the minimum internal dimensions have been reported in the plan.

Externally I would like to create a veranda and I am also considering creating a covered dining area, but a lot will depend on the position of the kitchen, so we will see…

What I have expressed are my wishes, but I remain open to other proposals that can enhance the property and make it as welcoming, bright and functional as possible.

As for the style, I was thinking of a rustic/modern, considering that I intend to keep the beams exposed in both the living area and the sleeping area, and that I imagine a wooden floor (even if I'm still undecided about the bathrooms and the laundry room). The fixtures will also be made of wood, as will the table. I imagine the furnishings to be linear, but not anonymous, simple, but at the same time refined... I will try to attach some reference images and remain available for any information.
