The proposed layout for the new 65 sqm apartment successfully addresses all of the client’s requirements while ensuring full compliance with the Building Regulations of the Municipality of Milan.

The living area has been conceived as an open space, with the sofa correctly positioned at a distance of 3 meters from the TV unit, guaranteeing both comfort and proper viewing angles. The kitchen is integrated into the same environment yet positioned in a more private setting with respect to the living space. This configuration also allows for the possibility of including an island-style dining table as a natural extension of the kitchen, or alternatively, accommodating a larger dining table by rotating the position of the one currently shown in the plan.

The night zone is clearly separated from the day area, ensuring both privacy and functionality. The master bedroom, complete with a walk-in closet, meets and exceeds the minimum requirement of 14 sqm, as prescribed by local regulations. The room further offers space for a dresser and a floor lamp, while circulation around the bed remains comfortable. The built-in wardrobe has been designed to provide generous storage capacity.

The apartment includes two bathrooms: one with shower, toilet and bidet, and the other with shower and toilet only, as requested. Thanks to a careful design approach, both bathrooms can be further optimized. By inverting the position of sanitary fixtures or doors, they may be converted into en-suites, offering maximum flexibility for future needs. An additional option is to close the area between the master bedroom and the master bathroom with a wall and door, thus enhancing the privacy of the bedroom area while at the same time opening the second bathroom, the office, and the laundry to an intermediate level of privacy.

A dedicated laundry/storage room has been located directly behind the kitchen, an ideal position for plumbing installations. This space can comfortably accommodate a washing machine, dryer, and additional household appliances.

The studio (approx. 9 sqm) has been designed as a versatile space, suitable either as a home office or as a single bedroom. It fully complies with local standards for single bedrooms (minimum 9 sqm) and offers sufficient space for a desk, bookcase, and sofa bed, ensuring dual use as required.

Overall, the project demonstrates a balanced subdivision of functions, with a clear distinction between living and sleeping areas, strict respect for building regulations, and the preservation of design flexibility through potential adjustments of doors or furniture layout. The result is a comfortable, functional, and future-proof home, carefully tailored to the client’s requests.
