Dolce Dormire

We have developed a renovation concept for a large unfinished apartment located above an existing business premises, with the goal of transforming it into a welcoming and functional Bed & Breakfast.

The design respects the structural constraints while enhancing comfort, accessibility, and spatial quality. Access to the apartment is through a long internal path leading from the courtyard behind the main street, which we plan to revitalize and redesign to create a pleasant and guest-friendly arrival experience. The shared courtyard, currently used as a secondary exit for waste disposal by the business below, will also be redesigned to suit hospitality purposes, ensuring both practicality and aesthetic value.

Our layout proposes a clear organization between VIP and Economy areas, offering guests different levels of comfort while maintaining overall harmony. Upon entering, guests are greeted by a dedicated lobby and reception area, designed to give a warm first impression and guide circulation naturally through the space.

Some of the suites include mezzanine levels, providing generous ceiling height and a sense of openness, while others feature private balconies that connect directly to the outdoors — creating variety and individuality among the rooms.

We have carefully optimized the plan to ensure minimum demolition and maximum reuse of the existing structure. The existing black water drainage system and photovoltaic panels on the roof have been considered for integration or relocation depending on the final open-space and terrace configurations.

We also included provisions for a technical/service area to support the daily operations of the B&B — such as cleaning, maintenance, and equipment storage — and a potential external placement for heat pumps or utility meters.

To enhance the guest experience, we prepared reference images and mood boards that convey the intended atmosphere of each area, ensuring that the final result reflects the desired balance between comfort, functionality, and refined aesthetics.

Overall, the project offers a thoughtful transformation — from an unfinished structure into a vibrant and elegant B&B — combining architectural sensitivity, technical efficiency, and a clear sense of hospitality.
