I have made a design to suit your needs as i have read form brief description and your budget, in case this is too expensive we can always cut down some cost of furniture and make it more accessible.
Furniture used are only to give an idea of the style that i think can work for this project.
In the table of estimates I have not taken into account the cost of wood and windows, because prices can vary greatly depending on the choice of material used. The stairs are my design and I believe they can be realized thanks to good capacity carpentry.
The interior is very bright thanks to the many openings and the double-height living room makes the space more airy and cancel the tightness caused by the small size of the house.
