Dear Client,

1. I will start with what interests you the most, and that is OLD FIREPLACE!
I deeply understand and support your desire for keeping old fireplace on the same place (also, where else it could be? chimney pipes could not be relocating).
Fireplace gives feeling of worm and family, especially during night winters, and I agree with your wish absolutely. But, where I do not agree is "just" the position of the fireplace. Keeping it in original location is almost disaster for the new future layout.
Once a while it is said " new wine into new wineskins" and this time it is literally.
Simple, old fireplace position would make impact on whole living/dinning/cooking area, everything would be adapted to fireplace location, and that would be real mess. And, at the end of the day, you would say "yeah, we kept old fireplace, but the rest is....not so comfortable, indeed".
So, for the keeping feeling and warm of family atmosphere, is to buy NEW FIREPLACE, which use bio fuel, alcochol mostly, and which is quit clean and much more comfortable, and you know what? You can use it literally every single day in the year, as it does not give so much of warmth, and it is the way to much easier to use and handle than old school fireplaces. Furthermore, it is much easier to keep and buy bio alcochol fuel, then woods, unless you live in the countryside, but for urban city firplace this is much more elegenat way to have the same impression and feel. Just type in google images
"bio bio fireplace indoor" and you'll be surprised with look and variety of offered models. So much about that....you'll be satisfied, I promise, as you could fire it up during whole year, not just for special events.

2. ENTRANCE
Just when you step into the apartment, on the right wall, there is enough wardrobe space for keeping all the shoes, and jackets, and so on...it is full depth, 60-65cm, wardrobe, so you can use for what ever you want. Also, the same raw of wardrobes goes straight to the end of living area.

3. LIVING/ DINNING/ COOKING
The kitchen consists of 8 units, approximately of 4.70m length, quite enought for everyday kitchen, while the eating table/island is moved behind and could adopt up to 8-12 guests. Living area has 2 sofas, 1 armchair, 1 new bio fireplace with TV wall with shelves. Up to 5-7 people to accommodate. Back of the living area is populated with full size wardrobe.

4. SLEEPING/BAGNO/LAVANDERIA
All of those is in one single unit, divided by the door from the rest of apartment.

5. STUDIO/ GUEST BAGNO
Is also one single unit, so, when you are in the studio, you can use guest bathroom.
The most important is that te sewerage pipe remains the same, so no additional costs.
