convert my garage to a bedroom + living space and storage

We are currently converting one of our garages into a bedroom for my 18 year old daughter. The garage is big enough for a bedroom at 3m x 3.5 or 4m but I want to maximise the space as we lose a lot of storage by doing this. I also want to have a small little living area for the kids - where they can sit and play games watch TV etc or even just a quiet nice space to read a book maybe by the new door where garage door used to be???? I want to try and keep all the windows where they are and the back door (save on costs etc) but putting in new walls is not a problem - also definitely will wanting a good size wardrobe for my girl and with inbuilt draws to save room. She is starting at University next year so a workspace would be great as well. TV in the living area or hangout space will be wall mounted. Also I will need to have good sized cupboard with easy access to put our central hub distribution board & control4 home automation setup - so our Sat/box x 2 our stereo, apple TV & Blue-ray + PS4 will all be located in a central place (you can see the front of the equipment but easy access to rear which should be hidden - for wires etc.) http://www.lynxnet.co.nz/products/ln-2400dh/ will go into wall and all the rest of the gear needs to go in well ventilated shelves. Also the hallway door can either be moved to the other garage so we have internal access or left as is and we have a new door for access to garage.
