Descrizione Progetto

Considering the unique layout of the plan, the absence of a kitchen, and the challenge of windowless bathrooms, the design of this apartment can become a blend of creativity, functionality, and aesthetics. Based on this approach, I have prepared four different alternatives for you, with minimal alterations to the existing walls, to best meet your needs and lifestyle.

For you, I have designed four alternatives with special attention to creating a third bathroom with a window, providing space for a kitchen, adding a laundry room, and addressing your other requests. In all alternatives, the existing bathrooms have been preserved in their current locations to avoid technical issues and complications arising from moving them. In the first three alternatives, the third bathroom is placed at the bottom of the plan (receiving light from the L-shaped balcony). If you wish, the French window in that area can be replaced with a smaller window or adjusted with a reduced opening. In the fourth alternative, I introduced a 90 cm window on the same façade, dedicating that area to the third bathroom (pending approval for changes to the balcony façade). All bathrooms are equipped with showers.

Alternative 1:
The guest room is located near the entrance, next to the first bathroom. Below the window, storage cabinets are included, both for storing extra items and for enhancing the décor. (Image 1)
The master bedroom has a walk-in closet and a private bathroom with a window.
The kitchen is placed facing the balcony, close to the rear window for better ventilation, and includes an island for dining as well as a countertop.
Opposite the kitchen, a cozy hall is designed, with decorative cabinets gradually narrowing to cover the slanted wall. (Image 1)
The living room is spacious and full of light, also featuring a dining table. The slanted wall includes a protruding bio-fireplace, followed by a dark, flat wall for the projector screen. (Image 1) Optionally, a frame can be designed around the window to create a warmer sitting area beneath it.
A semi-hidden laundry room is placed next to the bathroom (with convenient access to water and drainage).
A spacious storage room is included, with an additional wall niche that can become shelving for books or tableware.
The children’s bedrooms are well-sized and have large built-in closets.
Two glass doors are designed to separate the public and private zones.

Alternative 2:
The guest room is again near the entrance and bathroom.
The master bedroom is adequately sized.
A bathroom with a window and a compact laundry room are placed together.
The living room is smaller than in Alternative 1 but directly connected to the kitchen. The projector image can be cast onto a shelving unit designed along the elevator wall, behind the storage.
The kitchen has a small pantry (Image 2), with its entrance disguised to blend in with the cabinetry. Its island combines the dining setup from Alternative 1 with a cooktop counter.
A play/entertainment room (in the area of the living room from Alternative 1) includes a gaming table on one side and an irregular bookshelf covering the slanted wall on the other. Seating can also be integrated into the shelving (Image 2).
The children’s rooms remain similar to Alternative 1, except in the slanted-wall bedroom where the furniture follows the angle (depending on your preference).
In this alternative, no doors separate the public and private spaces.

Alternative 3:
The 12-year-old’s bedroom (requiring more space and storage) is placed near the entrance.
Opposite it is the 9-year-old’s bedroom.
A short hallway provides access to the bathroom with a window and the laundry room.
A dining area is placed in the part of the apartment that receives less natural light, next to the kitchen, to optimize use of the space. On the back wall, shelving for books or tableware can be added. (Image 3)
The kitchen is large and T-shaped. (Mechanical ventilation must be considered due to its distance from windows in adjacent spaces.)
The living room is very spacious and filled with light. (Image 3 includes ideas for covering the slanted wall.)
The storage room is smaller, with part of the space dedicated to a built-in closet for the master bedroom, located next to the guest room.
As in Alternative 1, public and private zones are separated with two glass doors.

Alternative 4:
A generous guest room with practical and elegant shelving.
Two children’s bedrooms placed next to each other.
A bathroom with a window added to the balcony façade.
A large living room with a bio-fireplace and a flat, slightly darker wall for the projector screen. On the perpendicular wall, a built-in library is designed. If the wall between the living room and kitchen can be removed, a double-sided fireplace (as shown in Image 4) could be an option.
The kitchen is ideally located with excellent ventilation, preventing cooking odors from spreading into the rest of the home, and has enough space for a dining table.
In this alternative, the laundry room and storage are combined.
A spacious master bedroom with a built-in closet.
An additional large room designed as a study, if desired.

I hope you enjoy my designs.
