The project aims to deliver a contemporary hospitality experience while strictly preserving the historical and architectural value of the site.

The heritage constraints governing the property are highly specific and constitute the primary framework within which every design decision has been developed.

No Demolition
No form of demolition shall be undertaken on the existing structure.

Dry Construction
All new internal partitions shall be realized exclusively through dry construction systems using drywall and insulated plasterboard.

Wall Treatments
Perimeter wall linings shall likewise be executed in insulated plasterboard, both to enhance thermal performance and to accommodate technical and service systems.

Reversibility
All new interventions are conceived as fully reversible, ensuring the complete preservation of the villa’s historic fabric and integrity.

Guest Suite Organization

Each accommodation unit is conceived as an autonomous suite, articulated into clearly defined and functionally efficient zones.

Bathroom Standards
Bathrooms shall be equipped with generously dimensioned showers and sinks. Wherever feasible, the WC and bidet shall be housed in a separate compartment to enhance privacy.

Integrated Kitchenettes
Each suite shall incorporate a compact kitchenette, preferably concealed within custom cabinetry, and equipped with an induction hob, sink, refrigerator, and cabinets.

Flexible Living Areas
Living areas are conceived as flexible spaces. Through the use of appropriately designed furniture, these spaces can be readily converted into additional sleeping areas for guests.

Mechanical and Technical Strategy

Given that the original historic walls cannot be altered, a comprehensive strategy has been developed to integrate all plumbing and electrical systems in a non-invasive manner.

Vertical Distribution
All vertical plumbing stacks and electrical risers shall be fully integrated within newly constructed drywall counter walls.

Horizontal Distribution
The existing voids between the timber floor joists shall be utilized for the routing of horizontal piping and electrical conduits.

Dry Installation Systems
The adoption of dry-installed floors and ceilings enables the distribution of all services throughout the building without any intervention in the original structure.

Service and Operational Areas

To ensure the efficient operation of the B&B, dedicated service spaces have been integrated into the layout:

Spogliatoio: Changing and dressing room for staff or guest use.
Lavanderia: Dedicated laundry for the management of linens and towels.
Deposito: Secure storage for cleaning equipment and guest luggage.
