After analyzing your needs and requirements, I came up with this proposal. There are two types of apartments, apartment A (4 units) in first and second floor, and apartment B in the third floor and attic. The living and dining area are faced to the south side to gain a lot of sunlight in the winter time. Each apartment has its own terrace with private terrace from the bedrooms. In the attic, there is a terrace which can be accessed by all the residents. In apartment B, the attic and the third floor is connected with indoor stairs, and there is a void which makes the dining and kitchen in the third floor has high ceiling (look at the render view). In the apartment B (third floor), I proposed terrace for seating area and for barbeque. In the ground floor, there are a big hall, commercial area, and restroom area.
I also proposed alternative two for attic plan. In this alternative, I proposed big living room, and terrace with swimming pool. This swimming pool and attic are belongs to the single apartment in third floor. I also add four render views for this alternative (attic with swimming pool).
