Living Together

Hi,
We’re a couple (French guy and Italian girl) living in Luxembourg. We are both lawyer working from early morning till late in the evening, almost every day except from the weekend .

We’ve planned to move together and, why not, to extend the family. For this reason we have recently bought an apartment on the 3rd floor of a1954 building in a nice neighborhood of Luxembourg city, called “Belair”. The building has 4 floors. On the fourth on there is a very small apartment under the roof, on the 1st and 2nd floor there are 2 apartment identical to the one we bought and, on the ground floor of the building there is a veterinary.

The apartment we’ve bought on the 3rd floor has a nice view and pretty basic layout: large entrance hall, from which you can access, on the left, a generous living rooms and a second smaller room (facing the main street- avenue Gaston Diderich ). In front of the entrance there are two separated toilets, on the right side of the entrance a big Kitchen that opens onto a narrow balcony which faces the internal courtyard and a room that brings into another room originally used as bedrooms. The master bedroom opens onto the same balcony as the Kitchen does. The exposition of the apartment we bought is South, Est and West, as you can see from the plans. So we can enjoy the sun during all the time. The “pentagonal room”, which my boyfriend would like to keep, if possible, as a “living room”has the nicest view over the city.
As to the exteriors, the apartment is provided with a very small balcony, which I would like to keep accessible to all potential guests without making them passing through a sleeping room. The ceiling is around 2,48mt height and the apartment itself is around 125/128mt2 (1345 – 1388 sqf.)
The idea is to renovate the apartment and “rejuvenate” its overall look, before moving in, taking advantage of the fact that it is empty at the moment. We would like to buy a new kitchen, to change the bathrooms, and arrange the space in order to have 3 bedrooms, 2 bathrooms (may be a third WC-room) a big kitchen and a big living room). Our maximum renovation budget is 80,000 euros (90,000USD c.ca).

We would be glad to receive your professional advice to organize in the best way as possible the space. Ideally, the final result would be to have a fresh modern apartment. Something that meets three main requirements “simplicity, elegance and functionality”. A “design apartment” warm enough to welcome our friends and family, and to make our everyday evenings pleasant.
We dream about an apartment that will becomes our daily relaxing after-work-detox. We like the style of modern interiors with a “warm touch”. We really like “design furniture”that can be functional at the same time, like for instance the Roche Bobois “Ananas table” that has different heights and can be use in front of the sofa to have a drink at a comfortable height.
We really do not like IKEA furniture and we are not at all fun of carpets. Finally, even though we appreciate open spaces full of light, we prefer to give priority to the option that will arrange the space in the most useful and functional way ( without waste of space!)

We’re not sure whether we want to keep the layout of the apartment as it is . We would benefit from a third room: a studio (which can transform into guest bedroom). This might or might not require to move the kitchen into the room next to the pentagon living rooms, and to open up the wall in the middle to make one large open space. We are particularly curious to compare the possible alternative layout that you can propose to us (separate kitchen with two living rooms and two bedrooms, or open space kitchen living room with two bedrooms and one studio/ guestroom / wardrobe room). A real extra would be to create a small corner somewhere in the house for the laundry.

We’re looking forward to receiving ideas that combine esthetic and functionality, where white is the dominant color that meet different wood textures , glass materials and colored decoration elements. We are sure that your ideas will transform the actual apartment into a warm cozy environment. Our favorite place is the kitchen and immediately after the living room. We love cooking, and sharing spaces to do things together (watching TV, evening reading while relaxing on the sofa, chatting, etc). We never miss the occasion to have our friends and family around for meals or holiday weekends in town. Yet, we like having multiple spaces, which allow some me-time in case we need to work, or simply pursue one of our hobbies (watching football game, painting or playing piano). We do not possess any furniture and therefore we would like to realize also custom furniture by the carpenter, especially to exploit small and large storage spaces.
To resume our wishes are the following:

– 3 bedroom: one main bedroom for the two of us with a big wardrobe, one second bedroom and a jolly room office/ guestroom taking into account that it can be possible to use sliding doors.

– 2 bathrooms, if possible, at least one with a window towards the outside, if not, with a window towards another room which has a window towards outside. One bathroom with a shower and another one with a bathtub, both bathrooms with WC and bidets (which are not very common in Luxembourg unfortunately) .

– an additional third small bathroom for washing machine, laundry etc with just a toilette and a sink inside;

– a nice big kitchen better with an access to the balcony. We are not sure if there is a nice solution to create an open kitchen next to the living room, as it will be difficult to leave the access to the balcony “free for everybody”;

– a cozy living space where to watch television, to have a nice library and to have space for inviting friends and family for dinner .

Features to be taken into account:

– no possibilities to increase the dimensions of windows in the pentagon room, but may be possible to buy a different structure of the window;

– difficult to put the heating under the floor but it will be nice to have your idea on how to to change the actual heating with nicest ones;

– it might be possible to enlarge a little bit the balcony reducing the space in the room.

– It will be nice if the sun and the light can pass from the South – Est part of the apartment to the Nord-West part of it.

– It would not be possible to bring the sanitary part far away from where they actually are

– It will be nice not to waste to much space with an empty entrance and big corridors, but at the same time we don’t want to pass through one bedroom to reach another bedroom

– It might be easier and more practical to keep the kitchen where it actually is

Siamo una coppia composta da un ragazzo francese e una ragazza italiana che abita in Lussemburgo. Siamo entrambi i giuristi che lavorano cominciando presto la mattina e rientrando tardi la sera pressoché tutti i giorni salvo il week-end. Abbiamo deciso di andare a vivere insieme e, perché no, di avere dei figli. Di recente abbiamo acquistato insieme un appartamento situato al 3 piano di un edifico del 1954 i cui esterni sono stati recentemente rinnovati. L’edificio ha 4 piani, al quarto c’è un piccolo appartamento sotto il tetto, al primo e secondo piano due appartamenti identici a quello che abbiamo acquistato e al piano terra un veterinario.

L’appartamento del terzo piano che abbiamo comprato ha una bella vista sulla città e un layout molto semplice. Si entra su un grande ingresso, dal quale si accede a due stanze sul lato sinistro con affaccio sulla strada. Di fronte all’ingresso ci sono due bagni, sul lato destro dell’ingesso si accede alla cucina che dà su di un piccolo balconcino (con affaccio sul lato cortile) sempre sulla destra ci sono due stanze originariamente concepite come stanze da letto, una prima stanza più piccola attraverso la quale attualmente si deve passare per accedere ad una altra stanza da letto laquale ha una porta sullo stesso balconcino (lato cortile) della cucina.
L’esposizione dell’appartamento è SUD , EST, OVEST, come si vede dalle planimetrie. Cosa che permette di avere la luce durante tutta la giornata . La vista più bella è quella della camera “pentagonale” che il mio ragazzo, se possibile vorrebbe mantenere come salone principale.
L’appartamento dispone solamente di un piccolo balconcino che affaccia su un cortile interno, et che io vorrei lasciare accessibile agli ospiti senza che questi debbano passare per le camere da letto per raggiungerlo.
Il soffitto è di circa 2,48mt di altezza e la dimensione dell’appartamento è di circa 125/128mt2 (1345 – 1388 sqf.)
L’idea è di rinnovare e ringiovanire l’aspetto dell’appartamento prima di traslocare , approfittando del fatto che è completamente vuoto al momento. Vorremmo cambiare la cucina, ibagni , creare eventuali corridoi di passaggio per le stanze e ottimizzare tutti gli spazi disponibili. Il nostro budget è di circa 80,000 euros (90,000USD c.ca).

Saremmo lieti di ricevere la vostra opinione professionale per organizzare gli spazi nel miglior modo possibile. Idealmente , il risultato finale dovrebbe essere un appartamento fresco e moderno, capace di coniugare tre principali esigenze, semplicità, eleganza e funzionalità arredato con mobili di design ma caldi abbastanza da accogliere amici e famiglia , e da rendere le nostre serate in coppia un piacevole momento di relax. Vorremmo che la casa fosse calda e accogliente e che diventi il nostro luogo di relax dopo una giornata stressante di lavoro. Ci piace lo stile moderno ma con un tocco caldo e accogliente. Amiamo I mobile di design che siano anche pratici e funzionali come ad esempio il tavolo Ananas di Roche Bobois “che ha un ripiano in vetro rialzabile e permette di bere o mangiare comodamente seduti sul divano con bevande e cibo ad un’altezza confortevole.
Non amiamo I mobile Ikea e non siamo amanti dei tappeti. Inoltre, anche se apprezziamo molto gli spazi aperti e luminosi, in caso di necessità preferiamo privilegiare la scelta che permette di gestire meglio lo spazio in maniera funzionale (evitando sprechi di spazio!)

Non sappiamo se conviene mantenere o meno la disposizione attuale delle stanze . Ci piacerebbe avere tre stanze da letto, di cui una potrebbe essere un piccolo studio/libreria/ dressing (trasformabile in camera da letto ). Questo potrebbe oppure no richiedere di spostare la cucina accanto alla stanze pentagonale e aprire il muro esistente tra le stanze sulla sinistra dell’ingresso. Siamo curiosi di poter valutare con voi le alternative che ci proporrete (cucina separate, con due camera da letto e uno studio accanto al salone, oppure cucina aperta sul salone e 3 camere da letto dal lato opposto). Una piacevole sorpresa sarebbe se riusciste a trovare uno spazio per la lavanderia e gli attrezzi per pulire casa.

Non vediamo l’ora di ricevere le vostre idee che combinino estetica e funzionalità , in cui il bianco sia il colore dominante. Idee che permettono a materiali in legno e vetro e decorazioni colorate di combinarsi armoniosamente e rendere gli attuali 124 metri quadri disponibili (dove quasi nessun muro interno è un muro portante!) un appartamento “cozy” . Il nostro posto preferito è la cucina e subito dopo il salone. Ad entrambi piace cucinare, fare le cose insieme come sdraiarsi sul divano a guardare la tv, leggere un libro, chiacchierare, etc..) Abbiamo spesso ospiti a cena o la famiglia che viene a trovarci per dei lunghi week-end. Pertanto ci piace avere uno spazio dove poter lavorare in caso di bisogno o più semplicemente coltivare gli interessi individuali (guardare una partita di calcio, dipingere, suonare il pianoforte) separatamente. Non abbiamo mobili di arredo al momento e vorremo valutare la possibilità di farne su misura per sfruttare al massimo tutti gli spazi.

In breve i nostri desideri sono i seguenti:

– 3 camere da letto: una principale con un grande armadio e una secondaria più una terza stanza jolly studio/stanza degli ospiti usando potenzialmente delle porte scorrevoli a scomparsa;

– Minimo 2 bagni e, ove possibile, almeno uno dei due con finestra sull’esterno, oppure con una finestra su una stanza dotata di finestra sull’esterno. In un bagno la doccia e nell’altro la vasca, in entrambi wc e bidets (cosa molto inusuale in Lussemburgo);

– Un terzo bagno per la lavatrice e l’asciugatrice con wc e lavandino;

– Una cucina grande e luminosa meglio se con accesso al balcone. ( Non siamo sicuri della soluzione che prevede di spostare la cucina lontano dal balcone perché ci teniamo molto a lasciare un libro accesso all’unico balconcino di casa)”.

– Un salotto cozy dove guardare la tv, disporre di una bella libreria e avere sufficiente spazio per invitare amici a cena .

Le cose da prendere in considerazione:

– la dimensione delle finestre non è modificabile, ma forse si possono cambiare gli infissi e creare grandi finestroni senza intercapedini;

– Il riscaldamento a pavimento non sembra possibile, tuttavia sarebbe interessante ricevere idee per cambiare gli attuali radiatori;

– Sarebbe interessante valutare la possibilità di ampliare un po’ il balcone verso l’interno anche se non siamo sicuri che si possa fare;

– Ci piacerebbe ricevere delle opzioni che permettano alla luce del sole di attraversare l’appartamento da sud-est verso nord-ovest.

– Non è possibile spostare i bagni molto lontano da dove sono attualmente per via delle tubature.

– Sarebbe carino utilizzare tutti gli spazi evitando grandi entrate vuote o corridoi inutile , anche se non vogliamo dover passare attraverso una stanza da letto per accedere ad un’altra stanza da letto.

– Potrebbe essere più semplice e pratico mantenere la cucina dove è attualmente.
