Description

The residential and retail group of buildings site is situated in a five road crossroad with a nice slight slope, near one of the main crossroads of the capitol city of Tirana, Albania. The project is composed of three units, 3, 4 and 5 floors to secure maximally south oriented views. The complex looks like a spiral growing in altitude. The exterior is enveloped with light concrete looking coating and dark wood panels. Horizontal wood shaders mark the position of the stairs. Arced pillar walls playfully detail the entry of the garage at the southern corn of the site and the sides of the 5 floor building, to create an organic feeling.
The situation plan is a combination of internal spaces, walking slopes and stairs and greenery. The ground floor of the 2 floor building is partly residential and partly retail. The other spaces are all commercial. The plan is carefully designed to create an organic flow of movement, integrating it with greenery as much as possible. All of the rainwater of the outside ground floor is collected and filtered in the basement technical spaces for reuse. The terraces created by the design insure maximal sunlight pull by the building interior.
In total there are 15 apartment units, a gym, around 700 square meters of retail, parking space for 35cars and lots of green space.
