Dear Client
May I present to you my project:

I have made some changes as to my behalf but only to raise the benefits of a touristic location like the one on which your property is. As you stated that you would like to rent the property as a 6-8 person apartment I have upgraded some things :

1. The biggest waste of space that you had was the Mezzanine floor you kept. I understand that you have a water system installed on the Room A Mezzanine. And as to both rooms, A and B respectively, you have a vertical pipe line. As stated you had a wish to hide those “ugly” parts. On the Boiler and Pipe part I have simply hid them behind a very thin wall as to upgrade the aesthetic value. But the biggest benefit is that the lower pipes I have only hid to a height of 20 – 30cm to leave you, or your tourists, the space to put a modern closet.
2. You wished for the Mezzanine space to be usable as a relaxing space but you also showed the intention to have a multifunction space. I have put a reclining bed on the Mezzanine floor so by day you can simply use it as a couch and have some drinks and laughs but also as it is reclining as the night comes you can simply open it to a dimension of 145 x 200 cm and use it as a Double Sized bed. That goes for both Mezzanine floors. So now on the Mezzanine’s you can have 2+2 persons sleep while still have 2+2 on ground floors sleep. That means that you can house and rent the space for 8 persons.
3. I would suggest the toilet that you have in Room A simply redesigned. It is a simple and cheap task. We would move the door from Room A as to not look at the Double Sized Bed, but for it to face the other bathrooms door. It is simply much more beneficial. First and foremost the unpleasant smell from the bathroom would be eliminated as they would need to pass from the door in the small lobby. Secondly it would be much easier for you to explain to your tourists that the toilets are both facing one another and that the doors are in the small lobby. Third; they would like to have their stay as simple as possible and therefore easy to remember where it is. And most important : that lobby is useless and we could put the door there because we have space for it, but in the bedroom we could put anything on that part of the wall – from a simple picture, to a wardrobe or desk for an architect on vacation to be able to work on his laptop. We would save much more space simply by being innovative.
4. The problem you had with the TV we fix really easily. We moved the TV so that the cold freezer or warm oven would not damage it. The only thing going through that part is the cable that is secured in an antifreeze well-isolated tube. The TV is large and is placed on the wall as to save space for the kitchen.
5. The kitchen is a liner layout kitchen that is put on the wall that has all your pipes and installations needed for it to function. It simply blends into the living room of the apartment. The kitchen is designed in light blue (mediterranean) colors since you said you would like it to have a touch of that. Resembling the blue sea and the color of the sand.
6. The most important thing of the living room, since it is the best part of the apartment (and the entrance at the same time), is the table and chairs. Your wish was that the apartment hosts 6-8 persons. So we put a longer table with 8 person capacities. The table has one person per head and three persons at both sides (1+3+3+1) so it can host the maximum you demanded. If the renting party has less people it can take away some chairs if they want and simply fold them and put on the wall.
Since you have little or no windows, all your walls are mostly white so that minimal light is lost.
7. The toilets would both have a shower as so you can still rent the apartment to TWO Families of 4 persons. Both families would in that case have only the kitchen and living room in common and could separate themselves and in any time stop communication with the other family or could without troubling the other family go to sleep earlier and not be bothered by the other family.
8. The only things that are a must are: the big table, kitchen, Mezzanine reclining beds and double beds. As they are an elementary need for an 8 person apartment. The modifications on the walls are at your disposal but we have proposed some variations which you can chose to implement.
9. No changes to the bathrooms as you said.
10. We used the most cost-efficient (IKEA) catalogue.

The space is really nice but also demanding to be fully utilized. We tried in any way to improve your tourism capacity.

If you are interested in the project we can come to any kind of agreement. From any modification to a complete renovation we are open to any agreement.

Thank you for your time.
