Il progetto che desideriamo realizzare è la ristrutturazione del nostro nuovo appartamento per realizzare la nostra futura casa e il nostro futuro bed and breakfast.

Our aim is to renovate our recently bought apartment which will become our future home. We are also going to create a portion of it to a B&B.
Descrizione:
L’appartamento si trova al 7° piano di un palazzo signorile anni ‘60 in centro città, vista mare/porto. L’appartamento misura 200 mq e vi si accede tramite due porte d’ingresso: una che dà su un lungo corridoio dal quale si sviluppano delle camere, l’altra che conduce a l’area della casa balconata fronte mare. Lo stato attuale dell’appartamento è privo di impianti di qualsiasi tipo e necessita di totale ristrutturazione. Gli infissi sono da sostituire. Gli scarichi sono localizzati solo nell’area dove attualmente si trovano i bagni e la cucina (non sono presenti altri scarichi nel resto della casa).
Description:
The apartment is located on the 7th floor of a classy building in the city centre with view on the harbour/sea.
The apartment is 200 square meters and it has two entrances: the first enters onto the corridor from which it is possible to get into other rooms; the second one enters onto a wide area with balcony to the seafront.
The actual state of the apartment is missing any kind of systems and needs a total renovation. The window frames/fixtures need to be replaced. The drain pipes are located only in the area where the bathrooms and the kitchen is currently located (we are not aware on any other drains in other areas of the house).
Progetto:
La nostra idea è di dividere l’appartamento in 2 aree, sfruttando le due porte d’ingresso separate: un’area dedicata alla nostra casa e un’area dedicata alle camere del B&B. I due ambienti potrebbero essere divisi da una robusta porta scorrevole o altre soluzioni. Vorremmo realizzare una ristrutturazione semplice ma ben fatta con materiali di media qualità.
Project:
Our idea is to separate the apartment into two areas, by using the two entrance doors: one zone would be allocated to our home, whereas another zone would be for the B&B’s rooms. The two areas should be separated by a solid sliding door or something similar. We would like the renovation style to be simple while using medium quality materials.
La nostra casa deve includere:
– 1 comoda zona cucina + living room (open space);
– 1 camera da letto matrimoniale;
– 1 camera per ospiti/studio e che in futuro possa diventare la camera per i bambini;
– 1 bagno con vasca da bagno;
– 1 bagno con doccia e lavanderia (ovviamente la lavanderia si può realizzare separatamente dal bagno)
Our home should include:
– 1 comfortable kitchen area + living room (open space)
– 1 double bedroom
– 1 guest room/studio which will become the kids’ room in the future;
– 1 bathroom with bath tub,
– 1 bathroom with shower + laundry (the laundry can also be located outside the bathroom, of course!)
B&B:
Al B&B si accederebbe dalla porta che dà sul corridoio. Vorremmo fosse composto da non meno di 4 camere, ognuna con bagno privato. Non siamo interessati alla realizzazione di altre aree che non siano le camere da affittare (esempio: salotto, cucina, etc). In accordo con la normativa regionale, le camere devono avere le seguenti misure minime (escluso servizi):
doppia: 14 mq
singola: 8mq
tripla: 20mq
La nostra preferenza è 3 doppie ed una tripla. Se non ci fosse sufficiente spazio possiamo valutare altre combinazioni (prediligere più doppie possibili). Ogni camera deve avere un punto luce (1 finestra o un accesso al balcone).
I bagni di ogni camera devono includere 1 wc, 1 lavabo, 1 doccia e 1 bidet.
B&B:
The B&B entrance would be from the door that enters onto the corridor. We would like it to be composed by at least 4 rooms, all of them with ensuite private bathrooms. We do not need other rooms types in the b&b (such as a kitchen or a common area/sitting room). In accordance with the regional law, each room should have the following minimum size (bathrooms excluded):
Double room: 14 square meters
Single room: 8 square meters
Triple room: 20 square meters
Our preference would be to have 3 double rooms and one triple room. If there was not enough space, we can consider other solutions (please try to include as many double rooms as possible). Each room should have balcony access or a window. The bathrooms of each room must include 1 wc, 1 sink, 1 shower, 1 bidet.
Varie ed eventuali:
1. Siamo pronti a valutare anche soluzioni che dovessero richiedere parecchie demolizioni.
2. Al fine di poter individuare il progetto che fa per noi, sarebbe utile ricevere anche il computo metrico che riporti le spese previste dal progetto.
3. Le mattonelle nella maggior parte dell’appartamento sono in marmo (vedi foto): laddove possibile, saremmo interessati a mantenerle.
4. Ci piacerebbe qualche parete in pietra, ad esempio quella della cucina.
5. Per la nostra casa non necessitiamo di un’area ripostiglio, ma sono accolte idee salva spazio tipo armadi a muro.
6. Vorremmo riservare un piccolo angolo della casa (preferibilmente vicino ad uno dei due ingressi) per una scrivania e due poltroncine con funzione di reception.
7. Idee originali sullo stile del B&B sono graditissime.
8. Non amiamo lo stile ultra moderno.
Any other considerations:
1. We are ready for solutions that might require several demolitions.
2. In order to evaluate the right project for us, it would be great if we could receive also a “bill of quantities” to estimate the expenses.
3. The floor tiles in almost all of the apartment are made of marble: we would like to keep them when possible.
4. We would love to have some stone walls, for instance in the kitchen.
5. For our home, we do not need storage; any other “saving space” ideas are more than welcome, though.
6. We need a small corner of the house or the B&B is allocated for a reception with a desk and two chairs.
7. Original ideas on the B&B style are very welcome.
8. We do not love the ultra modern style.
