PROJECT B&B DESCRIPTION

I designed this project thinking how to maximize the spaces and at the same time reducing costs. Most of the internal walls don't need to be demolished and rebuilt and the bathrooms are in the same position of the old ones or very close to them. Only some internal walls in the upper part need to be moved. I will present 2 options and both of them are the best ways to saving money and realize a complex project like a B&B.

Today the best option for every hotel or B&B is having a modern style furniture. Nowadays modern and sleek style is very appreciated for all guests, even more if it is well matched with fresh and light colors. The walls should be white, with mirrors and paintings and there should be at least an interesting colorful object in every room to make it live and interesting. It just needs to pay attention to the final colour scheme. Wood is a great material for furniture and floors, it lasts longer and is really beautiful.

OPTION 1
I designed the option-1 thinking about having a common breakfast room for the B&B guests. This design has 5 BEDROOMS and 1 BREAKFAST ROOM. The B&B can accommodate up to a maximum of 12/13 people. It is possible to add one extra single bed in the room number 5 which is now a double room.

Bedrooms
The minimum size for any bedroom is 9 sqm, even for private homes, and every room, which is not a bathroom or a storage room, has to have at least one window, this is the Italian regulation about every kind of houses. The smallest room is about 12 sqm. The double rooms can have a king size bed, two bedside table with table lamps, a chest of drawers, a TV, a wardrobe, a bench and even a little desk with 1 or 2 chairs.
In case more storage is needed, for extra cushions or blankets, it is also possible to think about having beds with storage underneath, gas lift mechanisms are available on many type of beds and are not expensive.
It is possible to have 3 double rooms and 2 triple rooms or 2 double rooms and 3 triple rooms. The rooms can accommodate up to a maximum of 12/13 people. It is possible to add one extra bed in the room number 5.

Bathrooms
All bathrooms have a shower, a little sink with built in cabinet, a WC and a bidet. In order to save space I suggest to use sliding doors. They can be sliding inside the wall or outside it. For the same reason in the smallest bathrooms I suggest to install shower with a round front, instead of square base. They are easier to go in and out when the space is tiny.


OPTION 2
This project instead have 6 BEDROOMS with a table to have the breakfast inside the room. This space provides a kettle, an electric coffee machine, some cups and glasses so guest can make their coffees or teas whenever they prefer. Thanks to the table and the chairs provided they can easily have the breakfast in the room.

Bedrooms
The smallest room is about 9 sqm. The double rooms can have a king size bed, two bedside table with table lamps, a chest of drawers, a TV, a wardrobe, a bench and the breakfast table with at least two chairs.
It is possible to have 4 double rooms and 2 triple rooms or 3 double rooms and 3 triple rooms. The rooms can accommodate up to a maximum of 14/15 people. It is possible to add one extra bed in the room number 5.
